THE EXISTING SITE IS CURRENTLY BEST CHARACTERIZED AS AN EXISTING SPARSELY FORESTED PARCEL WITH ABOUT A 5% GRADE DOWNHILL FROM WEST TO EAST. SITE IMPROVEMENTS WILL INCLUDE THE CONSTRUCTION OF A STEEL BUILDING WITH PAVED PARKING LOT, LANDSCAPING AND STORMWATER MANAGEMENT FACILITIES. APPROXIMATELY 1.6 ACRES OF THE SITE'S LAND WILL BE DISTURBED AS SHOWN WITHIN THE LIMITS OF CONSTRUCTION.
