Detailed Narrative
For
Sunset Place Apartments
Site Description:
The site currently consists of eight (8) existing single-family detached houses
with four (4) detached garages/sheds and two (2) existing duplex houses. The land slopes
slightly from east to west. The total land area is 2.134 acres± being bounded by Hoover
Street on the north, Memorial Street on the east, Sunset Avenue on the south and North
Cherry Street on the west. All of the existing structures will be demolished. The property
drains to Cedar Fork Creek, which is located in the Yadkin River Basin.
Project Description:
The purpose of the project is to construct two (2) apartment buildings with paved
parking areas, a covered picnic area, fenced play area and dumpster enclosure. There will
be three (3) bio-cells constructed on the site that will collect any rainfall due to lack of
storm drainage infrastructure in this area.
Adiacent Property:
Land use in this vicinity is primarily residential, except on the cast is office space
and on the north is a parking area for manufacturing/industrial building.
Soil Information:
According to the online National Cooperative Soil Survey, the soil in this project
area is defined as Georgeville-Urban land complex (GmC) generally with 2 to 10 percent
slopes. This soil is classified as well drained with the depth to water table more than 80
inches. There is no frequency of ponding or flooding with a moderate available water
capacity of about 8.5 inches.
Utility Information:
Existing water and sewer lines are located in all the surrounding streets. Proposed
water and sewer services are being installed off of the existing water and sewer lines,
therefore no new mains are required.
