land use in the vicinity is single-family residential.

To prepare the site for residential construction.

The applicant proposes to clear the lot and stabilize the northern border adjacent to the Beckett Street ditch in order to prepare the site for single-family residential construction
The applicant proposes to extend the existing retaining wall on the property to the west and across the 50 feet of the property to the east and fill the site with clean sand. The fill is
necessary in order to prepare the site for single-family residential construction and to provide adequate setbacks for wastewater disposal.
The construction sequence is proposed to use bulldozers to clear the lot and hand tools to construct the retaining wall before fill is placed on the site. The site will be stabilized with
vegetation and silt fence during the construction of the single-family residence.
