which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey

W. H. Faulkner Division, as shown on a plat recorded in Plat Book 2, Page 86, Nash Registry,
which lies to the East of S. R. 1003.
Being Tract IA described in deed recorded in Book 491, Page551.
Ruth F. Frazier died testate. See 96-E-461, wherein she devised her property to her
brothers, W. B. Faulkner, T. B. Faulkner and her sister, Lizzie F. Weaver. W. B. Faulkner and
Lizzie F. Weaver were deceased, and their children, Jo Lynn F. Collins, Jean F. Day, Flora Ann
F. Williamson, J. Dewey Weaver, Jr. and Mary Elizabeth W. Daniels were their descendants, and
T. B. Faulkner, who survived Ruth F.Frazier but is now deceased, devised his property to Ellen
F. Moore and Lee Bryant Faulkner.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple,
has the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances and the Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever, other than the following exceptions:
