Good Afternoon Olivia,
The wetland is within the common area. There are no plans to utilize the common area. The wetland is located
approximately 14 feet below the proposed pad elevations and the site is being utilized as a retirement community. The
average age of the residents will be 65 plus. It is unlikely that they will be able to access the area. It is an undeveloped
pond basin that is densely vegetated that will not be disturbed.
Approximately 10 lots have been lost by the developer in order to avoid and minimize impacts to streams and wetlands
on the site. In order for the development to be viable, it is necessary to utilize lots 85 and 86. The
profitability/feasibility of the project has been reduced to the maximum extent practical. The applicant has lost 10 lots
and cannot afford to lose 2 additional lots. Please proceed with reviewing the application and let me know if you need
additional information.

Good afternoon Michael and Heather,
I was reviewing the Villas project and I wanted to know if the common area is within the wetland? I am a little concerned
about how that space may be utilized by the residents and its impacts on the wetlands/stream. Can you provide more
detail on this area? I would prefer Lot 86 and/or 85 not be built and used as a common area or at least use that space to
buffer the stream/wetlands from the common area.
