The proposed pump station will connect to an existing force main that conveys sewer flow to the Waste Water Treatment Plant owned by Pluris Hampstead, LLC. The first phase of construction will consist of constructing the infrastructure for 136 townhome units. The lift station will initially handle flow from the 136 townhome units and a proposed pool/clubhouse. There will be 4,065 If of S" gravity sewer main and 190 If of 6" force main. The pump station and force main is sized to handle flow from the town homes and future apartments, a retail area and other future uses Blake Farms Total Area Sizing Assumptions Self -Storage Assuming storage space is 80 square feet, 111,900 square feet will hold 1399 storage units. Units are sized for 1 GPD per NC 2T rule. Self -storage sized to total 1,399 GPD demand with a population of 1,399. Apartments Assuming each apartment is 2 bedrooms, each apartment is sized for 240 GPD per NC 2t rule. 270 apartments are sized to total 64,800 GPD demand with a population of 270. Townhomes Assuming half apartments (68) are three bedrooms, each apartment is sized for 360 GPD per NC 2T rule.
