the volume of wastewater to be permitted in this project has been evaluated along the route to the
receiving wastewater treatment facility and that the flow from this project is not anticipated to
cause any capacity related sanitary sewer overflows or overburden any downstream pump station
en route to the receiving treatment plant under normal circumstances, given the implementation
of the planned improvements identified in the planning assessment where applicable. This
analysis has been performed in accordance with local established policies and procedures using
the best available data. This certification applies to those items listed above in Sections I and II
plus all attached planning assessment addendums for which I am the responsible party.

Blake Farm
Sanitary Sewer Narrative
The Blake Farm pump station is being sized to handle flow from a variety of different uses that
are proposed at the development. The proposed pump station will connect to an existing force
main that conveys sewer flow to the Waste Water Treatment Plant owned by Pluris
Hampstead, LLC.
The first phase of construction will consist of constructing the infrastructure for 136 townhome
units. The lift station will initially handle flow from the 136 townhome units and a proposed
pool/clubhouse. There will be 4,065 If of S" gravity sewer main and 190 If of 6" force main.
The pump station and force main is sized to handle flow from the town homes and future
apartments, a retail area and other future uses
Blake Farms Total Area Sizing Assumptions
Self -Storage
Assuming storage space is 80 square feet, 111,900 square feet will hold 1399 storage units. Units are
sized for 1 GPD per NC 2T rule. Self -storage sized to total 1,399 GPD demand with a population of
1,399.
Apartments
Assuming each apartment is 2 bedrooms, each apartment is sized for 240 GPD per NC 2t rule. 270
apartments are sized to total 64,800 GPD demand with a population of 270.
Townhomes
Assuming half apartments (68) are three bedrooms, each apartment is sized for 360 GPD per NC 2T
rule. Assuming other half of the apartments (68) are four bedrooms, each apartment is sized at 480 GPD
per NC2T rule. 136 townhomes are sized to total 57,120 GPD with a population of 612.
Office
Assuming 200 employees, office building is sized for 5 GPD/employee per NC 2T rule. Office building
is sized to total 1,000 GPD with a population of 200.
Restaurant
Assuming 27,500 square feet for restaurant, restaurant is sized for 75 GPD/100 square feet per NC 2T
rule. Restaurant is sized to total 20,625 GPD with a population of 275.
Restaurant w. Drive Thru
Assuming 3,500 square feet for restaurant w. drive through, restaurant is sized for 75 GPD/100 square
feet per NC 2T rule. Restaurant is sized to total 262.5 GPD with a population of 3.5.
Aquarium
Assuming 7,700 square feet for the aquarium, max occupancy is assumed 7 square feet/seat. 1100 guest
spaces available at 5 Gallons per NC 2T rule. Aquarium is sized to total 5,500 GPD with a population
of 1,100.
Retail
Assuming the retail is an 8,400 square foot area with no food service, retail space is sized for 100
GPD/1,000 square feet per NC 2T rule. Retail space is sized to total 840 GPD with a population of 8.4.
Senior Multifamily
Assuming each senior multifamily unit is 2 bedrooms, each unit is sized for 240 GPD per NC 2t rule.
250 senior multifamily units are sized to total 60,000 GPD demand with a population of 500.
Single Family
Assuming half (25) are two bedrooms; each apartment is sized for 240 GPD per NC 2T rule. Assuming
half (25) of the apartments are three bedrooms, each apartment is sized at 360 GPD per NC2T rule. 50
single family homes are sized to total 15,000 GPD with a population of 175.
Quality Restaurant
Assuming 10,000 square feet for restaurant, restaurant is sized for 75 GPD/100 square feet per NC 2T
rule. Restaurant is sized to total 7,500 GPD with a population of 100.
Medical Office Building
Assuming 15 practitioners, medical office building is sized for 250 GPD/employee/shift per NC 2T rule.
