This is in response to the letter dated March 1 2and Received on March 18, 20 20at which time
you and I had spoke by phone to discuss and answer my questions. I appreciate your help in
understanding the information in the letter. We have been working on the following.
Page 3 # 1 The Flow of wastewater was corrected by Same Day Drain Service.
Page 3 # 24 was told by Same Day Drain Service that there were obstructions in the
pipe(grease, baby wipes, other types of cloths, possible tree roots and some personal products)
He snaked the line multiple times using a cutting head then Jetted it to make sure it was clear.
The area was cleaned by one of our maintenance people with a rake and shovel to cover the
area where any wastewater had flowed. Lime was then applied to the area.
Page 3 #3-We were not aware of the reporting requirements at the time. We have the
Attachment B which helps us understand the requirements. We will make sure that our portfolio
managers, onsite managers and any maintenance people have a copy of this as well as an
electronic copy.
Page 3 #4- We will have additional plumbers and other sewer contractors available so that
emergencies can be handled immediately. We will be notifying the community residents on a
quarterly basis of the importance to keep grease and any other material out of drains and toilet
lines. We will insure that our onsite staff has a copy of the requirements and our maintenance
people or subcontractors complete this work as soon as the work is fixed.
Longer range plans are to have problem areas assessed and the appropriate response taken
whether that means snaking/Jetting lines more frequently, replacing old pipe with a PVC pipe.
Page 3 #5-We have started to research if there is any types of utility or sewer maps that would
show the location of the lines. We have inquired with the previous ownership to see what they
may have in their possession, this community was just purchased by the current ownership
December 19, 2019. We have started to create our own map in color below and have received
the other drawing from our survey company. They have also given us a cad file so we can try to
edit and add sewer lines as we go.
With that said we feel like we have a better understanding on the procedure to report and are
better prepared to handle a problem in the future. Thank you for your help and understanding in
