4a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:*
The subject property is located at Fairview Drive and Dallas Bessemer City Highway in the City of Gastonia, Gaston County, North Carolina (the "subject property"). The subject
property currently consists of 110.24 acres of vacant land. A gravel drive provides access to the subject property from Dallas Bessemer City Highway on the west side of the subject
property. An intermittent stream flow from southwest to northeast along the northwestern and northern property boundary. Two wetland areas were identified on the subject property.
Wetland A is a wet meadow wetland located along the intermittent stream on the west -central portion of the subject property. Wetland B is a forested swamp located on the northern
portion of the subject property south of Long Creek.
According to available historical sources, the subject property was formerly primarily undeveloped as early as 1950, but appeared to consist of several residential properties; and
remains undeveloped to present day with no structures on the subject property. Tenants on the subject property have consisting only of residential single-family home residents.
The immediately surrounding properties consist of undeveloped/vacant parcel of land to the north across Long Creek; undeveloped/vacant parcels of land and residential (single-family
homes) properties along with Fairview Drive to the south; undeveloped/vacant parcel of land to the east; and various residential and commercial properties to the west across Dallas
Bessemer City Highvoy.
The subject property is designated for 1-2 Industrial development by the City of Gastonia.

headwaters stream is proposed to be piped underground where it is located within the area of disturbance on the subject property.

The wetlands and intermittent stream on the subject property have been avoided and will not be impacted during development. Minimization efforts
have been made to decrease the amount of disturbance to the headwater stream. In addition, minimization efforts by piping the headwater stream
underground are planned.

An Erosion Control Plan has been implemented to avoid and minimize impact (see attached).
