4a. Describe the existing conditions on the site and the general land use in the vicinityof the project at the time of this application:*
The site contains an existing landscape nursery. Some site clearing and installation of ponds occurred within the site and the USACE issued a notice of violation for unauthorized
wetland impacts. Impacts on site were either restored or authorized and the violation has been resolved. Adjacent land use is mostly undeveloped and forested land. The site to the
west has been cleared and is currently being developed. Some commercial development exists to the southeast, off of Hwy 211.

The purpose of the project is to construct a road that will provide access from Highway 211 to an eAsting landscaping nursery within the property. Wetland impacts are needed to
construct the road.

The project consists of the construction of a 25-foot wide road (50-ft ROW) that will provide access to an wasting landscape nursery. The wetland crossing will contain 4 36" culverts to
maintain flow. Fleadwalls will be used to minimize impacts. Track hoe, loader, dump truck, bob cat and other standard construction equipment will be used as needed.

The USACE determined that there was a violation within the site back in 2017. LMG has been working with Mickey Sugg at the USACE to accurately delineate the wetlands and the
proposed impacts within the property and this violation has been resolved.
