STANDARD LEASE
This Lease is made by and between Landlord and Tenant named below.
ARTICLE 1 - BASIC LEASE TERMS
For purposes of this Lease, the following terms shall have the meanings set forth below:
1.1 Landlord: Raleigh Portfolio JH-PPW, LLC, a North Carolina limited liability company
1.2 Tenant: Nuvotronics, LLC, a Virginia limited liability Company
1.3 Manager: BPG Management Company - NC, LLC
1.4 Building: The Building (including the Premises) known as Building 206, located at
Presidential Park West on that tract of land described on Exhibit A attached hereto, together with all
other land ("Land"), buildings, structures, fixtures and other improvements ("Buildings") located thereon
from time to time, being presently as depicted on the drawing ("Site Plan") attached hereto as Exhibit B.
The Building, Buildings, and the Land are collectively referred to herein as the "Property."
1.5 Premises: The floor space and interior walls and ceiling space of that portion of the
Building highlighted on Exhibit C attached hereto; resulting in an aggregate of approximately 50,537
square feet of gross leasable area known as Suite 100 the address for which is 2305-100 Presidential
Drive; Durham, North Carolina 27703.
1.6 Lease Term: The intial Lease Term is 11 years, 0 months and 0 days beginning on the
Commencement Date (as hereinafter defined). As used herein, the term "lease year" shall mean a
period of time beginning on the Commencement Date or any anniversary thereof during the Lease Term
and ending 12 months thereafter. "Lease Term", as used herein shall include the initial term; and any
renewal, extension, or holdover.
1.7 Commencement Date: The "Commencement Date" shall be the earlier of "a une 1,
2013 or ten days after Landlord notifies Tenant that the Premises are, or will be by a date certain, ready
for Tenant to take possession. The Commencement Date shall constitute the commencement of the
Lease Term for all purposes, whether or not Tenant has actually taken possession. By mutual
agreement of the parties, the Commencement Dale may be changed. Within 30 days after the
Commencement Date, Landlord will provide to Tenant a letter acknowledging the Commencement, Rent
Commencement (if different) and Expiration Dates, which letterwill be substantially in the form attached
hereto as Exhibit D. Notwithstanding anything herein to the contrary, the Lease Tenn shall extend
through and end on the last day of the last month of the Lease Term. If Tenant is permitted access to
the Premises solely to install furniture, fixtures, and equipment, at a maximum of 15 days prior to the
Commencement Date, such early entry will be subject to all the terms and provisions of this Lease,
except for the payment of Rent, which shall commence on the Commencement Date, as though the
Commencement Date had occurred, unless otherwise agreed to in writing by Landlord.

NPDES Storm Water Permitting
Submission of this No Exposure Certification constitutes notice that the entity identified in Section A does not require permit authorization for its storm water
discharges associated with industrial activity in the State identified in Section B under EPA's Storm Water Multi -Sector General Permit due to the existence
of a condition of no exposure.
A condition of no exposure exists at an industrial facility when all industrial materials and activities are protected by a storm resistant shelter to prevent
exposure to rain, snow, snowmelt, and/or runoff. Industrial materials or activities include, but are not limited to, material handling equipment or activities,
industrial machinery, raw materials, intermediate products, by-products, final products, or waste products. Material handling activities include the storage,
loading and unloading, transportation, or conveyance of any raw material, intermediate product, final product or waste product. A storm resistant shelter is
not required for the following industrial materials and activities:
— drums, barrels, tanks, and similar containers that are tightly sealed, provided those containers are not deteriorated and do not leak. 'Sealed"
means banded or otherwise secured and without operational taps or valves:
— adequately maintained vehicles used in material handling: and
— final products, other than products that would be mobilized in storm water discharges (e.g., rock salt).
A No Exposure Certification must be provided for each facility qualifying for the no exposure exclusion. In addition, the exclusion from NPDES permitting is
available on a facility -wide basis only, not for individual outfalls. If any industrial activities or materials are or will be exposed to precipitation, the facility is
not eligible for the no exposure exclusion.
By signing and submitting this No Exposure Certification form, the entity in Section A is certifying that a condition of no exposure exists at its facility or site,
and is obligated to comply with the terms and conditions of 40 CFR 122.26(g).
ALL INFORMATION MUST BE PROVIDED ON THIS FORM.
Detailed instructions for completing this form and obtaining the no exposure exclusion are provided on pages 3 and 4.
