PROJECT SUMMARY: The applicant?is proposing to construct an addition to his house and add a deck and add a boat lift and finger pier to his'existing dock. w FIELD INVESTIGATION REPORT: Mr. Richard Cox PAGE #2 --------------------------- 9. NARRATIVE DESCRIPTI PROJECT SETTING: The property is located at 106 Sound Drive on a human made canal off Bogue Sound, in the Town of Atlantic Beach in Carteret County. The lot is 75' wide x 112' deep or 8,400 sq. ft. in size. The-=lot?is bulkheaded and there is a house on the property now. Beyond the bulkhead there is a small fringe of Coastal Wetlands ( vegetated mainly with Spartina alterniflora), beyond the wetlands there is a pier with a 'T' shaped platform and a forger pier running alongside a boat lift. There is 1 boat lift and 2 jet ski lifts presently located on the pier. Water depths near the center of the canal average approximately a minus 6' deep at Normal Low Water (NLW). PROJECT DESCRIPTION: The applicant is proposing to construct a 42' long x 13.5' wide addition to the house with a 42' long x 9.5' wide uncovered deck on the waterward side. A boat lift measuring 13' long x 12"Mde would be added on the west side of the existing `T' platform. A forger pier measuring 9' long x 2' wide would be added on the west side of the existing platform for better access to the -boat lift. ANTICIPATED IMPACTS: Total impervious area including the addition would be approximately 29.86% which would be within the guidelines for the Estuarine Shoreline Area of Environmental Concern. (AEC). The combined area of all 'T', finger piers, platforms and decks would equal 298 sq. ft. which is within the 4 sq. ft per linear foot of shoreline requirement (75 x 4 = 300 sq. ft.). All new construction would be located greater than 15' from both riparian property lines. The proposed new finger pier and boat lift would exceed the 1/4 rule, however they wold be located less. than 1/3 the distance of the body of water and there are piers on both sides of the property that extend out into the canal the same distance or greater than what is being proposed.-,, No dredging or further development is proposed at the site at this time.
