WITNESSETH, that the Grantor, for valuable consideration paid by the Grantee, the receipt
which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey
unto the Grantee in fee simple, all that certain lot or parcel of land situated in Richmond County,
North Carolina ("Real Estate"), together with (i) any and all improvements located thereon (the
"Improvements"); (ii) any and all appurtenances belonging or appertaining thereto; (iii) any and

rights related thereto, (vii) any and all rights to the present or future use of wastewater,
wastewater capacity, drainage, water or other utility facilities to the extent same pertain to or
benefit said real property or the improvements located thereon, including without limitation, all
reservations of or commitments or letters covering any such use in the future, whether now
owned or hereafter acquired; and (viii) all right, title and interest of Grantor, if any, in and to (a)
any and all roads, streets, alleys and ways (open or proposed) affecting, crossing, fronting or
bounding said real property, including any awards made or to be made relating thereto including,
without limitation, any unpaid awards or damages payable by reason of damages thereto or by
reason of a widening of or changing of the grade with respect to same, (b) any and all strips,
gores or pieces of property abutting, bounding or which are adjacent or contiguous to said real
property (whether owned or claimed by deed, limitations or otherwise), (c) any and all air rights
relating to said real property and (d) any and all reversionary interests in and to said real property
(said real property together with any and all of the related improvements, appurtenances, rights

Real Estate and Improvements described on Exhibit A against the lawful claims of all persons

All that certain lot or parcel of land situate in the City of Rockingham, County of Richmond, State of
North Carolina, and being more particularly described as follows:
PLANT SITE:
Beginning at an existing iron pipe, the southeastern corner of the Dowie Cannon property as described in
Book 535, Page 637, Richmond County Registry and running along Cannon's eastern line N 2-31 E
145.64 feet to an existing iron pipe in the southern right-of-way line of State Road No. 1125; thence along
the southern right-of-way line of said road the following courses and distances: S 77-57 E 53.69 feet; N
88-19 E 52.17 feet; N 79-57 F 25.30 feet to a new iron pipe; thence along the western right-of-way line of
State Road No. 1127 S 11-30 W 172.02 feet and S 24-0 W 179.78 feet to a A.R. spike; thence along the
southern right-of-way line of said road S 74-0 E 55.39 feet to a new iron pipe; thence along the eastern
right-of-way line of said road N 22-10 E 16.96 feet to a highway right-of-way monument and N 22-10 E

Being that certain parcel of land lying and being in the City of Rockingham, Richmond County,
North Carolina and being more particularly described as follows:
BEGINNING at an existing iron pipe located on the southern margin of the right of way of Yates
Hill Road (a 60 ft public right of way known as S.R. 1125), said point also being a northern
corner of the Sealed Air Corporation Property as described in Deed Book 720, Page 864 of the
,Richmond County Registry; thence with the southern margin of the right of way of Yates Hill
Road with a curve turning to the left with an arc length of 34.04 feet, with a radius of 342.52
feet, with a chord bearing of S 80°54'19" E, with a chord length of 34.02 feet to a calculated
point, said point being on an eastern line of the Delores C. Long Property as described in Deed
Book 1651, Page 12 of the Richmond County Registry, thence with the eastern line of the
aforesaid Delores C. Long Property S 17°00'53" W a distance of 145.04 feet to an existing iron
pipe; thence with a line of the aforesaid Sealed Air Corporation Property N 03°30'49" E a
distance of 144.34 feet to the point and place of beginning. Containing 2,434 sq. ft. (0.0559

all laws, codes, ordinances, rules and/or regulations (federal, state and/or local) now in
effect;
ii. all real estate taxes and assessments not due and payable as of the date hereof;
iii. Rights of Way for State Road 1127 and 1125 and CSX Railroad.
iv. Conditions shown on that certain ALTA/ACSM survey by MK Associates, Inc, as job #
6267-15-3707 dated as of 3/27/2015 as follows:
a. Electric utility lines encroach into right of way
b. Concrete pad, gravel area and gate encroach into right of way
c. Fence and concrete pad encroach on easterly side of premises
d. Gravel area extends onto adjoining parcel on eastern side of premises by 48.1 feet
e. Gravel area extends onto adjoining parcel on eastern side of premises by 46 feet
f. Terracotta pipe and 12 pipes extend under improvements on the Southern and
Southwesterly side of premises
V. Possible gap in the property conveyed to Sealed Air Corporation in Deed Book 720, Page
864 and Deed Book 777, Page 882 being known as Tax Parcel #746303330036 and the
right of way of Sonoco Paper Mill Road possibly preventing access to said road.
vi. all other restrictions, encumbrances, reservations, limitations, conditions, easements,
agreements and/or other matters affecting the Property that are of record and were
granted by any predecessor -in -interest to the Property.
