The subdivision is proposed to contain 123 single-family three -bedroom residential lots, 9 triplex (multifamily) building units with three bedrooms per unit (27 total dwelling units), one amenity subdivision center, and one commercial outparcel. The subdivision will be serviced by a proposed gravity sewer system and one centralized pump station that will discharge sewer into an existing Cape Fear Public Utility Authority (CFPUA) gravity sewer line located along Division Drive (SR 1310) and Wanet Sausage Road. The pump station is designed for 150 residential lots at 360 GPD per lot (54,000 GPD total), an amenity center with an allocation of 2,250 GPD, and a future commercial outparcel with an assumed demand of 10,000 GPD. The flow allocations for the future commercial tract are not included as part of the Preservation Point Subdivision. Sewer from this pump station will be treated by the James A. Loughlin (Northside) Wastewater Treatment Facility (NC0023965) — owned and operated by the CFPUA. The CFPUA will only allow a maximum flow allocation of 20,160 GPD at one time. Due to this, the Preservation Point Subdivision sewer system will be permitted in the following permitting phases: • Permitting Phase 1: 19,890 GPD (49 lots and the amenity center) and all the sewer infrastructure • Permitting Phase 2: 20,160 GPD (56 lots) • Permitting Phase 3: 16,200 GPD (the remaining 45 lots) Included with this submittal are provided below: • Item B.
