Please see the response to your questions below. 1.) The correct impact amount is 3400 sf 2.) 1 understand your comments concerning the placement of the home. The house was sited in that area of the lot to utilize existing elevations and driveway access. Mr. Andrews has proposed a substantial retaining wall adjacent to the wetland along the rear of the lot to allow the necessary grading but ensure no impacts would be needed in this area. The driveway from Horse Nettle Drive and the fill slope from the home would require impacts to a portion of the subject wetlands in the event the house were able to be sited further east. The remaining wetland would be highly fragmented and difficult to ensure long term viability. Thus, although it appears the house could be shifted to the east, due to the grading required and proposed driveway, it is not practicable to avoid impacting the subject wetland entirely. Again, this would result in a fragmented wetland that would likely suffer future secondary impacts. I do not believe I included a copy of the driveway layout with the original submittal but have attached to this email for your review. 3.) 1 will obtain and forward the proper mitigation credit reservation form. Please review the above information and let me know if you have any questions or need additional information. I have a couple questions about the project: 1. The impact section in the PCN states that .10 acres (4356 SF) will be impacted, while the proposed site plan lists the impacts at 3400 SF? 2. Based on the impact map, it appears that the house can be constructed to almost completely eliminate the wetland impacts. Please re -consider the design, size and above all the layout of the proposed house. There appears to be more than enough room on the lot to move the house further east on the lot. 3. I'll need a statement from the Stone Farm Mitigation Bank noting that they have the proposed credits available.
