The Town of Bailey would like to request the transfer of flow allocated to four (4) residential
lots along Oak Avenue to a proposed Cast food service national chain. It is noted in the Sewer
Moratorium for the Town of Bailey that no additional flow tributary to the Wastewater
Treatment and Surface Irrigation facility is to be permitted. The proposed transfer of flow from
four (4) residential lots to one (1) commercial lot for a national fast food service restaurant chain
is intended to comply with this provision as the flows for all 4 properties was tributary to the
treatment plant at the time the sewer moratorium was imitated.
The taps requested to be transferred are located at the following addresses:
• 12107 Oak Ave
• 12057 Oak Ave
• 12047 Oak Ave
• 12097 Oak Ave
It has been determined that these lots tributary to the Town of Bailey Wastewater Collection
System collectively represent a daily allocation from approximately 4-bedroom flow. These
residential connections are designated at a flow rate of 120 gallons per day per bedroom. Based
on this flow allocation, the properties represent a daily flow of approximately 1440 gallons per
day. We have indicated that the proposed fast food service restaurant chain will be using
approximately 1150 gallons per day of sewer flow, to be discharged to the existing sewer
collection system.
The Town of Bailey would like to request the approval for the abandonment of the 4 sewer taps
for the previous residential properties to reclaim the 1440 gallons per day allocated to the 1
commercial sewer tap to be put in its place.
Attachments included show the proposed properties with addresses as well as the estimated
water usage from a current food service and new prototypes that intend to be developed on this
site.
