(919) 553-2900 Fax (919) 553-7298 USACE Comments and Engineer Responses For McGee's Crossing Subdivision 1. Information obtained from the Johnston County website indicates the McGee's Crossing Subdivision is 32.79 acres and is 28 lots. The submitted site plans only shows 25 lots. Please explain the discrepancy. Due to septic soil restrictions, the total number of lots has been reduced to a total of 25. 2. Please clearly identify Phase 1 of the McGee Crossing subdivision on the construction plans. Shading of adjacent properties has been added to sheet 1 and a label for Phase 1. Phase 2 is cross- hatched on all sheets with the Phase line shown. 3. Please provide a complete delineation. Nationwide permit condition #32(b)(5) states, "The PCN must include a delineation of wetlands, other special aquatic sites and other waters, such as lakes and ponds and perennial , intermittent and ephemeral streams, on the project site. Wetland delineations must be prepared in accordance with the current method required by the Corps. Your Pre -construction Notification included a wetland boundary, south of the pond and the pond; however, there appears to be a stream and, potentially, some additional wetlands on lots 24 and 25. Please provide a complete delineation for all of Phase 2. An additional "Wetland Delineation Map", sheet WM has been added to the submittal. This map shows the total property and all delineated wetlands, creeks and ponds. 4. Please indicate how there will be access to lots 24 and 25. There is a 30' stem to lot 24. The 30' access easement to lot 25 shares the stem access with lot24 and then extends across lot 24 parallel to the boundary as shown on all applicable sheets. 5. Please provide site plans (location footprint of house and septic, etc.) for all Phase 2 lots. These are not available. Wetlands will be shown on plat to prevent encroachment. This note has been added to sheet 1. 6. Please show the location of all onsite utilities (water, cable, sewer, etc.) Water system is shown on sheet 3. A note has been added to sheet 1 concerning utility locations. 7. Please provide additional information regarding the stub road on lot 20. Specifically, please indicate if there are plans to expand the subdivision to the west in the future. Johnston County required stub to access adjacent property. There are no plans to extend the subdivision into this area to the west.
