The parcel is further identified by Onslow County Pin #: 427901476841, Parcel ID 029789 (58.73+/_ ac), and coordinates: Lat: 34.55780 \, Long: 77.4236' W. The site is adjoined by Everett Yopp Drive on the west and properties on the other sides of the property. This development will be served by sewer by both septic and gravity sewer, with these lots being served by Pluris sewer and rest of lots via septic. The first phase of the project is Lots 1 through 15, which are proposed to be served via manholes along Welcome Way. Based on the depth of sewer at Landing at Everett's Landing, 13 lots served by gravity sewer and two by service pressure lines to the proposed MH-6. These two lots will be served by individual service lines, not a manifold line, within the public utility easement. The second phase of the project is Lots 16 through 61. All of these lots are to be served by on -site septic systems except for Lots 54 through 57. These four lots will be served by individual service lines tying into the proposed MH-2, not a manifold line, within a public utility easement.
