WITNESSETII, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby

certain lot or part -el of land situated in the City of n/a Sandy Ridge Township,
Union County, North Carolina and more particularly- described as follows:
TRACT ONE:
For all of that 25 acres as shown on plat recorded in Plat Cabinet
D, File 218, Union County Registry.
SAVE AND EXCEPT that 1.520 acres conveyed to the Dorothy H.
McPherson Trust in Deed Book 816, Page 164, Union County Registry,
leaving a balance herein conveyed of 23.480 acres, more or less.
TRACT TWO•
BEGINNING. at a point in the center of highway ,#16, Eustace Hemby's
property corner, indicated by an iron stake on the East side of
Highway and runs thence with said Hemby's line South 75 degrees
East (passing his other corner, stone by P.O.) 209.0 feet to an
iron stake, a new corner; thence 2 new lines, 1st, North 20 degrees
30 minutes East 291.0 feet to an iron state, a new corner; 2nd,
North 57 degrees 30 minutes West 215.0 feet to a point in the
center of Highway #16; thence with the center line of said Highway
South 21 degrees West 355.0 feet to the BEGINNING, containing 1.54
acres, as surveyed by Ralph W. Elliott, Surveyor, January 4th,
1949.
