THIS DEED made this day of be +b-r' , 2006, by and between ROBERT M.
BRAME (unmarried), Grantor and ROBERT M. BRAME, Trustee of the ROBERT M. BRAME
REVOCABLE TRUST dated June 1, 2006, as amended, of 2863 Jim Minor Road, Mebane, NC
27302, Grantee. The designation Grantor and Grantee as used herein shall include said parties,
their heirs, successors, and assigns, and shall include singular, plural, masculine, feminine or
neuter as required by context.
WITNESSETH:
That the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple, all of that certain tract or parcel of land more particularly described as
follows:
A tract of land in Thompson Township, Alamance County, NC adjoining Charles N. Cox,
Steven Blanchard, Lots 1, 2 and 3 of the Thomas E. Austin, III on Plat Book 66 at Page
239, Blanche Blackwelder, a creek and Vikie Foust and being described as follows:
BEGINNING at the northwest control corner of Lot 3, Thomas E. Austin, III, Plat Book
66, Page 239; thence with the west line of Lot 3, Plat Book 66, Page 239, South 21 deg.
42' 53" West 529.70 ft. to an iron stake found; thence with the creek the following
courses and distances: South 85 deg. 41' 18" West 44.96 ft. to a point; North 38 deg. 41'
39" West 118.42 ft. to a point; South 85 deg. 4602" West 105.52 ft. to a point; North 11
deg. 07' 37" West 64.68 ft. to a point; North 48 deg. 35' 27" West 118.89 ft.; North 40
deg. 59' 12" West 210.96 ft. to a red birch tree, corner with Vikie Foust; thence with
Foust, North 08 deg. 15' 00" West 706.87 ft. to a rock found in the line of Cox; thence
with Cox, North 88 deg. 00' 48" East 20797 ft. to an iron stake found; thence with Cox,
South 42 deg. 51' 08" East 231.91 ft. to an iron stake; thence South 42 deg. 51' 08" East
141.24 ft, to the southwest corner of Blanchard; thence with Blanchard, South 42 deg. 51'
08" East 219.89 ft. to an iron stake found, corner with Lot 1, Plat Book 66 at Page 239;
thence with the line of Lot 1, South 42 deg. 5 F 08" East 104.10 ft. to an iron stake found,
corner of Lot 2; thence with the line of Lot 2, South 42 deg. 51' 08" East 108,29 ft, to the
BEGINNING and containing 10.656 acres, more or less, and being described from a
survey by Michael R. Whitfield, dated February 9, 2006 entitled "Robert M. Brame."
This being the same property as conveyed to B. (Byron) Homer Sykes and wife, Pauline
N. Sykes, by deed filed in Book 275, Page 217.
The above described property is also the same property conveyed by B. Homer Sykes,
a/k/a Byron Homer Sykes by his attorney in fact, Byron Keith Sykes to Robert M. Brame,
unmarried by deed dated March 9, 2006, which deed is duly recorded in Deed Book 2393,
at Page 255 of the Alamance County Registry,
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to impair such title as
Grantor received, and Grantor will warrant and defend the title against the lawful claims of all
persons claiming by, under or through Grantor, except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
This conveyance is subject to easements, rights of way, and restrictive covenants, if any,
appearing of record in the Alamance County Registry.
