The attached PCN and impact map are intended to replace those previously submitted on August 23, 2019. Through correspondence with Mr. James Lastinger of the USACE it was determined that the small pond located in the northern portion of the property was determined to be jurisdictional and therefore impacts to this feature should be requested and depicted on the attached map. The revised attached impact map also shows the reduction of wetland impacts by 0.032 acre located on the back of two residential lots. The revised map additional shows the house building footprints on lots where wetlands exist. The map also includes language discussing the installation of at least a 3 -foot tall black aluminum fence along the wetland boundary within lots to prevent any future impacts by the future homeowners. The resulting impact to the pond total 0.126 acre and will result primarily from the installation of a residential road. Permanent wetland impacts will total 0.158 acre due to lot fill. Temporary wetland impacts will total 0.016 acre resulting from the installation of a sewer line that will connect to an existing line on the property. No riparian buffer impacts or stream impacts are proposed. Although permanent wetland impacts have been reduced, they still exceed 0.1 acre and as such mitigation is proposed for the 0.158 -acre permanent impacts at a 2:1 ratio so that 0.306 wetland credits will be purchased from the Falling Creek Wetland and Stream Mitigation Bank as previously proposed. The overall project consists of a single-family residential subdivision with detached residential lots and construction of associated utilities. Primary access to the subdivision will be provided from Terri Creek Road via Johnson Pond Road (the main subdivision access road). The proposed subdivision includes two cul-de-sacs branching from the main subdivision road. One Stormwater Control Device (SCM) is proposed to treat stormwater on-site.
