Dear Dr. Pruitt, Per your request, Catawba Valley Engineering and Testing (CVET) has completed a soil
assessment as authorized through electronic correspondence with you on February 23, 2017.
The purpose of this soil assessment was to evaluate the suitability of imported soils for use at
the subject property. The contents of this report are provided for the use of Dr. Jerry Pruitt and affiliated parties;
and are not intended to be used as the basis for design and construction for any other project.
The contents of this report shall not be utilized by any other parties unless written permission is granted by CVET. CVET disclaims all liability from the misuse or reliance, by any such parties, of the contents brought forth in this report.
PROJECT DESCRIPTION AND FINDINGS The subject property is located at 212 12th Avenue NE in Hickory, North Carolina. Formerly, the site was utilized as an industrial manufacturing facility but is currently not operational
and was recently demolished. In support of current demolition and site redevelopment efforts
at the property, CVET was contracted by Dr. Jerry Pruitt, the property owner, to assess imported soils for the presence of environmental impact. Following review of laboratory analytical data, imported soils will be used to fill in voids created as a result of demolition
activities and to assist with grading operations at the subject property.
Jeff Kerley, JK Landscaping and Grading, indicated that imported soils will be retrieved from two separate borrow site locations. Each borrow site consists of virgin soil being removed
from a hillside cut. CVET discussed sampling approach and required laboratory analyses
with Mr. Jerry Deakle, Dr. Pruitt’s Brownfields consultant for the subject property, and
determined that one composite sample should be collected from each borrow site location. Additionally, Mr. Deakle confirmed that soil samples should be analyzed for volatile organic compounds (VOCs) by EPA Method 8260, semi-volatile organic compounds (SVOCs) by
EPA Method 8270, and EPA Priority Pollutant List Metals by EPA Method 6010/7471.
Based on information provided by Mr. Deakle, CVET collected one composite soil sample

from each borrow site location on February 24, 2017. Samples were collected utilizing a
decontaminated stainless steel hand auger, sampling spoon, and mixing bowl. Samples were
immediately placed on ice following collection, and were submitted to Pace Analytical
Laboratories to be analyzed for VOCs, SVOCs, and metals. Soil sampling was completed in accordance with NCDEQ Inactive Hazardous Waste Site
Branch (IHSB) guidelines, the Environmental Management Plan for this site, and Mr.
Deakle’s recommendations.
CONCLUSIONS AND RECOMMENDATIONS
Based on the laboratory analytical results, no VOC’s or SVOC’s were detected in either of
the soil samples collected. Low level metallic compounds were detected in both samples. In particular, arsenic was present at concentrations above the IHSB Preliminary Soil
Remediation Goal (PSRG) for residential and industrial properties, but below the Protection
of Groundwater PSRG in one of the samples. Although arsenic was detected at
concentrations above the residential and industrial standards, the average natural background soil concentration (Element Concentrations in Soils and Other Surficial Materials of the Conterminous United States, USGS, 1984) for arsenic in this region of the United States is
estimated to be greater than the regulatory standard and was found to be equal to the
concentration in the sample. Based on the estimated background concentration, it appears
that arsenic in the soil is likely naturally occurring and not a result of environmental impact. Arsenic and all other detected metal compounds were generally present in concentrations on
the same order of magnitude as the estimated natural background values, which further
suggests a natural origin.
Based on the laboratory analytical results and discussion with Mr. Deakle, it appears that the imported soils have not been impacted and are suitable for use at the subject property.
Additionally, Kady Lebeed, the Brownfields manager for this site has reviewed the analytical
data and concurs that the imported soils are acceptable for use at the subject site. CVET has
no additional recommendations at this time. We appreciate the opportunity to provide professional environmental services for your
