Brad, As per our discussions regarding the above referenced Brownfields project, we would like to clarify item 13d i and 13d ii.
We would like to have an agreement as to what we need to do prior to occupying the building, and what we must do prior to beginning any new construction.
13d i: During the renovation stage of this project we are going to seal and epoxy the concrete slab, and install a positive pressure
HVAC system.
Seal and Epoxy the concrete slab: During renovation we will clean the concrete floor, grind out any old material
around the expansion joints, grind out around an area where there is a small crack, and fill these areas with a flexible caulk. Once that is complete, we will apply an epoxy coating of three separate products. The first coat is a sealer and
bonding agent. The second coat is a 2 part epoxy coating, and the third coat is a polyurethane finish coating.
HVAC System: During renovations we will remove most of the HVAC equipment currently attached to the
building. We will install new equipment that will bring outside air into the building to create a positive pressure inside the building. The pressure differential will be approximately .02 inches of water column during the non-economizer weather, and approximately .04 inches of water column during the economizer enabled weather.
13d ii:
Prior to construction we will abide by the Soil Management Plan developed by ECS, and we will install a .020 thick poly film over the aggregate that is compacted at the site prior to installation of the concrete slab to keep any vapors from entering the completed structure.
