Record Legal Description
TRACT 1:
BEING all that certain tract or parcel of land located within the City of Charlotte,
Mecklenburg County, North Carolina, and fronting on Craighead Road and on Philemon Avenue and near the North Carolina Railroad, and being a portion of the land shown on that certain plat recorded in Map Book 4 Page 173 of the Mecklenburg
County Registry, and being more particularly described as follows:
BEGINNING at a point located in the centerline of the right-of-way of Craighead Road, said right-of-way having a width of 40 feet as shown on that certain plat recorded in Map Book
4 Page 173 of the Mecklenburg County Registry, said Beginning Point being also located on
the southerly right-of-way margin, if extended, of Philemon Avenue, said right-of-way
having a width of 40 feet as shown on that certain plat recorded in Map Book 4 Page 173
of the Mecklenburg County Registry, said Beginning Point being also located South 36-10-42 East 20.49 feet from a new pk nail in the center of the pavement intersection of the
said Craighead Road and the said Philemon Avenue, and running thence from said POINT
AND PLACE OF BEGINNING along the centerline of the said Craighead Road South
24-50-27 East 705.14 feet to point in the centerline of the right-of-way of the North
Carolina Railroad, said right-of-way having a width of 200 feet and said centerline being located along the center of the existing southbound track; thence along the said railroad
centerline and following the said southbound track South 82-15-40 West 20.93 feet to a
point located on the westerly right-of-way margin of the said Craighead Road; thence
along the westerly right-of-way margin of the said Craighead Road North 24-51-02 West
153.42 feet to an existing iron rebar; thence following along the property of the City af Charlotte and its future ?Lynx Blue Line Extension? Light Rail Line as described in Deed
Book 28451 Page 710 of the Mecklenburg County Registry the following nine (9) calls:
(1) South 75-49-38 West 320.78 feet to a new iron rebar, (2) South 83-13-27 West
489.16 feet to an existing iron rebar, (3) North 06-17-59 West 26. 18 feet to an
existing iron rebar, ( 4) South 83-31-05 West 212.05 feet to an existing iron rebar, (5) South 06-32-40 East 20.50 feet to an existing iron rebar, (6) South 83-32-22 West
113.86 feet to a new iron rebar, (7) North 47-57-03 West 12.70 feet to a new iron
rebar, (8) North 07-48-12 West 35.62 feet to an existing iron rebar and (9) South 82-03-
10 West (passing a new iron rebar at 46.94 feet) a total distance af 55.78 feet to a point
located in the center of a small branch; thence along the center of the said small branch the following three (3) calls: (1) North 15-12-36 West 79.49 feet, (2) North
40-59-10 West 58.08 feet and (3) North 35-45-25 West 51.87 feet to an existing pk
nail located in the center of a concrete bridge; thence following along the centerline
of a private driveway North 65-11-00 East 111.39 feet to a new pk nail; thence following
along the southerly right-of-way margin of the aforesaid Philemon Avenue the following four (4) calls: (1) along the arc of a circular curve to the left having a radius of 478.98
feet and an arc length of 138.91 feet (chord bearing North 73-30-15 East 138.42 feet) to an
existing iron rebar, (2) North 65-12-18 East 349.98 feet to an existing iron rebar, (3)
North 65-06-45 East 50.07 feet to an existing iron rebar and (4) North 65-10-29 East
49.96 feet to an existing nail; thence along the boundary of Lot 9 as shown on the aforesaid Map Book 4 Page 173 of the Mecklenburg County Registry the following
three (3) calls: (1) South 24-52-35 East 150.04 feet to an existing iron rebar with
cap, (2) North 65-07-32 East 49.91 feet to a new iron rebar and (3) North 24-53-58 West
150.00 feet to a new iron rebar; thence along the southerly right-of-way margin of the said
Philemon Avenue North 65-10-29 East 100.03 feet to an existing iron pipe; thence along the boundary of Lots 5 and 6 as shown on the said Map Book 4 Page 173
of the Mecklenburg County Registry the following three (3) calls: (1) South 24-50-
18 East 150.10 feet to an existing iron rebar, (2) North 65-11-30 East 100.02 feet
to a new iron rebar and (3) North 24-46-56 West 150.00 feet to an existing iron pipe;
thence along the southerly right-of-way margin of the said Philemon Avenue North 65-09-31 East 199.93 feet to a new pk nail located at the intersection of the southerly right-of-
way margin of the said Philemon Avenue with the westerly right-of-way margin of the
aforesaid Craighead Road; thence North 65-09-31 East 20.00 feet to the point and
place of BEGINNING, containing 10.0311 acres, more or less, as shown on a
survey prepared by Andrew G. Zoutewelle dated June 16, 2016.
LESS AND EXCEPT that portion of the above referenced property which was conveyed
to the Department of Transportation by Deed for Highway Right of Way recorded
in Book 29534 Page 681, Mecklenburg County Registry.
TRACT 2:
BEING all of Lot No. 11 in Block 1, as shown on map of B.C Davidson property as recorded in Map Book 4 Page 173 in the Office of the Register of Deeds for Mecklenburg County, North Carolina.
TRACT 3:
BEING all of Lot No. 9 in Block 1, as shown on map of B.C Davidson property as
recorded in Map Book 4 Page 173 in the Office of the Register of Deeds for Mecklenburg County, North Carolina.
TRACT 4:
BEING all of Lot No. 6 in Block 1, as shown on map of B.C Davidson property as
recorded in Map Book 4 Page 173 in the Office of the Register of Deeds for
Mecklenburg County, North Carolina.
TRACT 5:
BEING all of Lot No. 5 in Block 1, as shown on map of B.C Davidson property as
recorded in Map Book 4 Page 173 in the Office of the Register of Deeds for
Mecklenburg County, North Carolina.
