SITE INFORMATION
The subject site is known as the Hendrick Durham Auto Mall site and is located at 409 South
Roxboro Street and 464 East Pettigrew Street in Durham, Durham County, North Carolina
(Figure 1). The site consists of 12.076-acres of land and is currently developed with the
Hendrick Durham Auto Mall and associated parking lots.
ECS previously conducted a Phase I Environmental Site Assessment (ESA) for the site (ECS
Project No. 06:21380). ECS identified the following RECs with respect to the subject site:
• The documented releases associated with the former use of the site as a hosiery mill
and a printing facility;
• The current use of the site as an automotive dealership and maintenance facility; and
• The historical use of surrounding properties as auto repair facilities, dry cleaning
facilities, and industrial uses.
The Phase I ESA also identified the following Controlled Recognized Environmental Conditions
(CRECs):
• The documented releases associated with the subject site.
Based on the results of the Phase I ESA, ECS conducted a Phase II ESA dated February 28,
2014 (ECS Project No. 06:21308-B). Based on the field observation and laboratory analytical
results of the soil and groundwater samples collected during the Phase II ESA, a summary of
ECS’ conclusions are as follows:
• Laboratory analysis did not report volatile organic compounds (VOCs) at concentrations
above the Inactive Hazardous Sites Branch (IHSB) Residential Preliminary Soil
Remediation Goals (PSRGs) in the soil samples collected from SB-1 through SB-6;
• Laboratory analysis of soil sample SB-6 located in the eastern portion of the parking lot,
north of the dealership building reported benzo(a)anthracene, benzo(a)pyrene,
benzo(b)floranthene, dibenzo(a,h)anthracene, and indeno(1,2,3-cd)pyrene at
concentrations above their respective IHSB Residential and Industrial PSRGs;
• Laboratory analysis of soil sample SB-6 located in the eastern portion of the parking lot
north of the dealership building reported benzo(k)fluranthene and chrysene at
concentrations above their respective IHSB Residential PSRGs but below their
respective IHSB Industrial PSRGs;
• Laboratory analysis of a groundwater sample located in the southwestern portion of the
parking lot north of the dealership building did not detect target volatile organic
compounds (VOCs) or semi-volatile organic compounds (SVOCs) above laboratory
reporting limits.
Based on the results of the Phase II ESA, ECS conducted a Report of Additional Soil and
Groundwater Assessment dated March 23, 2015 (ECS Project No. 06:22255-A_Rev-1). Based
on the field observation and laboratory analytical results of the soil and groundwater samples
collected during the Additional Soil and Groundwater Assessment, a summary of ECS’
conclusions are as follows:

• ECS recommended in this report that if future grading or excavation activities are planned at
the site, the soils at the following locations should be monitored for possible petroleum
impacts; the soil sample located near floor drain inside the oil change building (SS-1), the
soil samples located near the underground storage tank (UST) anomaly (SS-8 and SS-10),
the soil samples located near the aboveground storage tank (AST) (SS-11 and SS-12), and
the soil sample located near the oil/water separator (OWS) (SS-13);
• Chromium and lead were also reported at concentrations above their respective IHSB
Residential and Industrial PSRGs. However, the detections are consistent with naturally
occurring metals in soils in this general area.
• ECS concluded additional groundwater assessment did not appear necessary at the site
and was not recommended at that time; and
• ECS also recommended that updating the Environmental Management Plan (EMP) to
include the information from this report.
In an effort to determine if other areas of the subject site had been adversely impacted by routine
operations at the Hendrick Durham Auto Mall, ECS was contracted to conduct a soil-gas
assessment at the site. Project information is based on correspondence between Mr. Eric
Applefield of Durham Partnership, LLC., Mr. Tony Duque of NCDENR’s Brownfields Program, Mr.
Brian Smith with ECS, and the previously cited environmental assessments.
FIELD ACTIVITIES and LABORATORY ANALYSIS RESULTS
The soil-gas assessment consisted of collecting three soil-gas samples at the subject site. Soil-
gas sample SG-1 was collected in the future building footprint on Parcel 3 and soil-gas samples
SG-2 and SG-3 were collected in the future building footprints on Parcel 1. The locations of the
soil-gas samples, previous soil samples, and previous groundwater samples are shown on
Figure 2.
On April 27, 2015, ECS collected soil-gas samples SG-1, SG-2, and SG-3 at the subject site.
The soil-gas sample containers were labeled with ECS project number, sample identification,
sample date and time, and requested analytical test. The samples were submitted to Pace
Analytical Services (Pace) in Minneapolis, Minnesota to be analyzed for VOCs using EPA
Method TO-15. ECS maintained proper chain-of-custody (COC) procedures throughout the
sample collection and transportation process. Copies of the COCs are included in the
Appendices.
The soil-gas samples were collected by advancing a hammer drill to an approximate depth of
six to eight inches below the asphalt slab surface. ECS field personnel then placed an AMS
probe tip connected to teflon tubing into the hole. The annular space around the AMS probe tip
was filled with sand to beneath the slab and then sealed with a bentonite slurry.
Prior to collecting the soil-gas samples, helium gas was used as a quality assurance/control
measure to confirm the integrity of the bentonite seal. A stainless-steel shroud was placed and
sealed over the sampling point and purged with helium. The probe-point tubing and tracer-gas
tubing were placed through the shroud wall. As the shroud was flooded with helium via the

tracer-gas tubing placed through the cylinder wall, the probe-point tubing was connected to a
peristaltic pump and tedlar bag. An approximate total of three volumes of air were pumped
from the probe-point tubing into the tedlar bag. ECS screened the purged air from the tedlar
bag with a Model MGD-2002 Multi-Gas Leak detector. A helium concentration of less than five
percent helium was considered acceptable. ECS did not record helium concentrations during
the sampling activities.
After the leak test was complete, the probe tubing was then connected to a six-liter Summa
canister with a regulator set to collect the sample over a one-half hour period (0.2 L/min) for the
soil-gas samples. The vacuum in the canister was measured and recorded at the beginning and
the end of the sampling cycle. Following sample collection, the probes were removed and the
borings filled with bentonite. The samples were submitted to Pace to be analyzed for VOCs
using EPA Method TO-15.
Laboratory analysis detected 1,4-dichlorobenzene at a concentration above its Residential
Vapor Intrusion Screening Level (VISL) but below its Commercial VISL in the soil-gas samples
collected from SG-1, SG-2, and SG-3.
Laboratory analysis detected several additional analytes at concentrations above their
respective laboratory reporting limits but below their respective Residential VISLs in the soil-gas
samples collected from SG-1, SG-2, and SG-3.
A summary of the laboratory analytical results is included in Table 1 and shown on Figure 3.
The laboratory data sheets and COCs are included in the Appendix.
A data review was requested for Pace to confirm detections of 1,4-dichlorobenzene in all
samples for the project, as well as, the detection of 1,3-dichlorobenzene in Pace sample
92247269001. Based on Pace’s review, they concluded that there are no discrepancies to
report and that all assessments performed by Pace did not indicate carryover or contamination
from the lab into the samples that were collected by ECS. Pace’s Data Review Statement is
included in the Appendix.
CONCLUSIONS
Based on the results of the soil-gas assessment, ECS concludes the following:
• ECS collected two soil-gas samples from Parcel 1 and one soil-gas sample from Parcel 3 at
the subject site;
• The soil-gas samples were submitted to a certified laboratory for chemical analysis for
VOCs using EPA Method TO-15;

• Laboratory analysis detected 1,4-dichlorobenzene at a concentration above its Residential
VISL but below its Commercial VISL in the soil-gas samples collected from SG-1, SG-2,
and SG-3. According to the United States Environmental Protection Agency (EPA) website,
1,4-dichlorobenzene is used as a fumigant for the control of moths (mothballs), molds, and
mildews and as a space deodorant for toilets and refuse containers. Additionally, a material
safety data sheet (MSDS) for an Asphalt and Tar Remover was reviewed. In the MSDS
1,4-dichlorobenzene is listed as an ingredient. ECS cannot confirm the origin of 1,4-
dichlorobenzene in site soils; however, it is possible that 1,4-dichlorobenzene is related to
the asphalt parking lot on site. ECS does not consider 1,4-dichlorobenzene to be a
contaminant of concern for the site; and
• Laboratory analysis detected several additional analytes at concentrations above their
respective laboratory reporting limits but below their respective Residential VISLs in the soil-
gas samples collected from SG-1, SG-2, and SG-3.
RECOMMENDATIONS
Based on the results of the soil-gas assessment, ECS recommends the following:
• ECS does not recommend additional assessment at this time; however, during future
grading activities at the site additional soil-gas samples should be collected near the
locations of soil-gas samples SG-1, SG-2, and SG-3 to verify the presence of 1,4-
dichlorobenzene in site soils; and
• ECS recommends that a copy of this report be retained by the property owner to document
assessment activities.
QUALIFICATIONS OF REPORT
The activities and evaluative approaches used in this assessment are consistent with those
normally employed in soil-gas assessment projects of this type. Our evaluation of site
conditions has been based on our understanding of the site project information and the data
obtained during our field activities. This report was prepared for the express use of Durham
Partnership, LLC. Use of this report by other individuals or companies implies their acceptance
of the General Conditions of Service of the original contract.

Data Review: ECS
Air Project #10304515, Charlotte Project #92247269
A data review was requested on Pace air project 10304515. Client would like a data review to confirm
detections of 1,4‐dichlorobenzene in all samples for the project, as well as the detection of 1,3‐
dichlorobenzene in sample 92247269001. Client indicated that chlorinated solvents were not expected
from this sampling site. In order to review all potential sources of contamination or carryover, the
following actions were taken:
1. A complete review of canister and flow controller history for carryover or contamination
2. A review of the analytical batch set that included this project for possible carryover
3. A review of the previous analytical batch for carryover or contamination
4. A review of the analytical system for trends or contamination
After review of the above items, there are no discrepancies to report.
Previous flow controller and canister history was non detect for both chlorinated solvents of interest.
Samples were run under method compliant conditions with a clean method blank. Additionally, samples
analyzed within the same analytical batch did not show elevated solvent content. Lastly, the previous
analytical set did not have elevated dichlorobenzene content, indicating carryover or contamination did
not factor into the detections of these compounds for this project.
