WITNESSETH, that the Grantor, for valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that
certain lot or parcel of land situated in the Millers Township, Alexander County, North Carolina
all being particularly described as follows:

All or a portion of both properties herein conveyed do not include the primary residence of a Grantor
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging
to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey
the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and
defend the title against the lawful claims of all persons whomsoever, other than the following exceptions: Subject to
such easements, rights of way, restrictions, ordinances and environmental matters as may exist on, over, and under said
property; Subject to any matters that may be revealed by a recent and accurate survey, and subject to all other matters
of record.

BEING ALL OF THAT certain tract of land containing 13.12 acres as shown and described as TRACT 2
on the survey for the Carolina Land and Lakes, INC. subdivision, dated March 13, 2024 and being recorded
in Plat Book 19 on Page 233 in the Office of the Register of Deeds of Alexander County, to which plat
reference is hereby made for greater certainty of description
FOR BACK TITLE see Deed recorded in Book 650 at Page 1348 of the Alexander County Registry.
THERE IS ALSO RESERVED UNTO THE GRANTOR a nonexclusive right of way and easement for
ingress, egress and regress, as well as the placement of utilities, and the construction and installation of a
paved drive over and along said right of way and easement, being particularly described as follows:
BEGINNING at an existing rebar in the northwest corner of the property of Alexander County as
shown in Book 305 at Page 899 of the Alexander County Registry and the southwest corner of the
property now or formerly of Gray Area Land, LLC being shown in Book 484 at Page 1511 of the
Alexander County Registry; thence from said rebar South 02 degrees 34 minutes 46 seconds West
62.19 feet to a point along the boundary of Alexander County as shown in Book 305 at Page 899;
thence North 69 degrees 19 minutes 36 seconds West 400.36 feet to point; thence following the new
southern boundary of the property of Carolina Land and Lakes INC., North 02 degrees 34 minutes 46
seconds East 113.92 feet to a new iron pin; thence, South 69 degrees 19 minutes 36 seconds East
283.66 feet to an existing rebar, being the point and place of BEGINNING, containing 0.46 acres, all
as shown on survey for Carolina Land and Lakes, INC., subdivision dated March 13, 2024 and being
recorded in Plat Book 19 on Page 233 of the Alexander County Registry.
