Project Manager Xavier T. Farmer, G.I.T. Report Writer ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Soil Assessment Report Prepared on: November 2, 2023 Little’s Super Market Project Manager: Joanna Alley, P.E. GRI Project No. 3043 ii EXECUTIVE SUMMARY Little’s Super Market is located at 8200 NC Highway 90 East in Stony Point, Alexander County, North Carolina. The adjoining properties are residential and commercial. The site is currently occupied by The Redeemer’s House, Inc. A release was discovered at the site when petroleum-impacted ground water and soil were encountered during UST closure activities conducted in December 2002. Fourteen water supply wells are located within 1,000 feet of the source area, three of which are potable. Two water supply wells were identified within a 250-foot radius of the site. Based on an Active Remediation Monitoring Report prepared by EA in March 2011, an SVE/AS remediation system was installed at the site and became operational in May 2010. The system was turned off in October 2020 as directed by the September 21, 2020 correspondence from the NCDEQ. In a subsequent ARR dated October 22, 2021, the NCDEQ recommended that the remediation system be returned to service for an additional 6 months. The system briefly returned to service but is currently in need of repairs. On October 5, 2023, five soil borings (SB-1 through SB-5) were advanced to total depths of 16 to 25 feet BGS, each. PID values were collected every 2 feet from all borings. The soil samples with the highest PID values in the unsaturated zone, saturated zone and/or smear zone were submitted for UVF analysis. Once analyzed by the UVF method, the sample with the highest contaminant concentrations from each boring was submitted for contaminant-specific analysis by method 8260D. A concentration of GRO that exceeded the RAL was reported in soil sample SB-1-12’. No contaminant concentrations exceeded the MCCs. Based on this information, the risk classification for the site should remain intermediate risk. Although there was an RAL exceedance for TPH-GRO in the soil, the petroleum contamination present at the site appears to be more prevalent in ground water. A comprehensive sampling event including natural attenuation parameters should be conducted at the site. Following the sampling event, GRI recommends conducting a pilot test using injections to determine if full scale application of injectables is a feasible remedial strategy. The next sampling event is tentatively scheduled for December 2023. ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Soil Assessment Report Prepared on: November 2, 2023 Little’s Super Market Project Manager: Joanna Alley, P.E. GRI Project No. 3043 1 1.0 SITE HISTORY AND CHARACTERIZATION GRI presents the results of the April and May 2023 soil assessment event at the Little’s Super Market site, located at 8200 North Carolina Highway 90 East in Stony Point, Alexander County, North Carolina (Figure 1). These activities were conducted in accordance with GRI Proposal No. 23-525, which was submitted to NCDEQ on November 21, 2022, and was approved as Task Authorization No. 27368-80 on August 22, 2023. State correspondence is included as Appendix A. The site is currently owned by the Redeemer’s House, Inc. and operated as a church. It has historically operated as a country store, former petroleum retail facility, and automotive repair facility. The three 6,000-gallon gasoline USTs and one 1,000-gallon kerosene UST were removed in December 2002. Two 1,200-gallon gasoline USTs, one 1,000-gallon diesel UST, and two 750-gallon USTs of unknown contents were closed in place in December 1984 and were removed in January 2010. UST capacities and contents are based on Initial Abatement Activities conducted in January 2010. No USTs are currently installed at the site. UST owner/operator information and UST system information are included as Tables 1 and 2, respectively. The Registered Tank Report is shown below: The site and surrounding area are a mixture of residential and commercial properties. The site contains two buildings (the store and the remediation building) and is primarily capped with concrete and asphalt. The overall topography at the site is relatively flat and the property slopes downward to the southwest. To date, eighteen Type II monitoring wells (MW-1 through MW-11, MW-11R and MW-12 through MW-17) and one Type III telescoping well (DW-1) were installed at the site during previous ground water assessment activities. A Site Map showing the locations of the monitoring wells and the structures on-site is included as Figure 2. ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Soil Assessment Report Prepared on: November 2, 2023 Little’s Super Market Project Manager: Joanna Alley, P.E. GRI Project No. 3043 2 On November 25 and December 17, 2013, GRI personnel updated the receptor survey. Twenty-two water supply wells were located within a 1,500-foot radius of the source area. Three potable water supply wells were located within a 1,000-foot radius of the site and two non-potable water supply wells are located with a 250-foot radius of the site. Please note that the owner of water supply well WSW-5 would like to use the well for drinking water in the future. To date, the concentrations of benzene, naphthalene, 1,2-DCA, bromodichloromethane and/or dibromochloromethane reported in WSW-5, WSW-16, and WSW-18 have historically exceeded the MACs. This contamination was reported to the NCDEQ during each sampling event. Municipal water is available to the site and surrounding properties. No surface water bodies were identified with a 500-foot radius of the site. Receptor information is provided in Table 3. Adjacent property owner information is presented in Table 4. A Site Vicinity Map showing the adjacent properties is included as Figure 3. 2.0 SOIL ANALYTICAL RESULTS On October 5, 2023, ten soil borings (SB-1 through SB-5 and SB-7 through SB-11) were advanced to total depths of 20 feet BGS, each. PID values were collected from all borings in 2-foot intervals. The 4 soil samples from each boring with the highest PID values above the water table were submitted for onsite analysis of TPH-GRO and TPH-DRO using a mobile UVF laboratory. The highest UVF sample from each boring was then submitted for laboratory analysis of VOCs by Method 8260D. Concentrations of GRO that exceeded the RAL were reported in soil samples SB-1-12’. The locations of the soil borings are shown on Figure 4. The subsurface logs are included as Appendix B. The soil screening results are presented in Table 5. Soil sample analytical results are included as Table 6. Copies of the October UVF analytical reports are included as Appendix C. Soil Sample laboratory analytical results are included as Appendix D. Farmer, G.I.T. Operator Technical Procedures Calibration The UFV Trilogy has standard calibrations stored for the following analysis:  GRO  DRO  Total PAH  Target PAH  Heavy PAH Prior to use, calibration standards are used to perform a 5-point verification on the factory stored calibrations for GRO and DRO. The calibration standards used are as follows: GRO  0.5 ppm  1 ppm  3 ppm  5 ppm  10 ppm DRO  0.1 ppm  0.5 ppm  1 ppm  3 ppm  5 ppm Operation Sample Extraction  5mg of soil are weighed into a clean extraction jar  Methanol is added to the extraction jar to create a 2x or 4x dilution o 2x Dilution: 10 mL of methanol o 4x Dilution: 20 mL of methanol  The extraction jar is shaken for several minutes to thoroughly mix the soil with solvent (methanol)  The mixture is allowed to settle for several minutes  A clean syringe is used to draw liquid from the extraction jar  A clean filter is attached to the end of the syringe and the liquid dispensed through the filter into a clean test tube  This liquid is referred to as the extraction Dilution Preparation  An adjustable micropipette is used to precisely measure out the amount of extract needed for the dilution  The measured out amount of the extract is added to a clean test tube and methanol is added dilute the extract. Examples of dilutions are shown below: Extract Amount 500 μL 200 μL 100 μL 50 μL 25 μL Add Solvent to the 5 mL line 5 mL line 5 mL line 5 mL line 5 mL line 2x Extract Dilution Factor 20x 50x 100x 200x 400x 4x Extract Dilution Factor 40x 100x 200x 400x 800x Technical Procedures Sample Analyzation  The dilution is shaken to thoroughly mix, then poured into a clean glass cuvette  The desired module is inserted into the UVF Trilogy and the corresponding factory calibration is selected  “Measure Fluorescence” is pressed on the touchscreen and the reading is recorded  The reading should be between the concentrations of the calibration standards (GRO: 0.5-10 ppm; DRO 0.1-5 ppm) o Reading below the calibration standard range are recorded as below the detection limit  Detection Limit = (lower range of calibration standards range) x dilution factor (i.e. a GRO sample with a 100x dilution factor has a detection limit of 50 ppm) o Readings above the calibration standard range should be further diluted and reanalyzed o Negative readings are an indication of quenching (see below)  The reading is multiplied by the dilution factor to calculate the final concentration  Check suspected contaminated samples for quenching by running additional dilutions o According to the siteLAB Quick Reference Guide: “Quenching” can occur when the detector is swamped by too many hydrocarbons or organic interferences, producing low or negative concentrations. Test the sample at multiple dilutions to confirm results are linear and accurate.” QA/QC Method Blank  A method blank of methanol will be analyzed following calibration and following the last sample analyzed each day Duplicates  One duplicate will be analyzed for every 20 samples  The duplicate will be prepared from the extract of the sample and diluted to the same factor as the sample analyzed Project Name:Date Collected: Project Number:Date Analysed: Project Manager:Operator: Sample ID Matrix Dilution Factor x GRO Output (ppm) =GRO Value (mg/Kg) Dilution Factor x DRO Output (ppm) =DRO Value (mg/Kg) SB-1-8'Soil 20 <0.5 <10 20 0.13 2.6 SB-1-12'Soil 40 7.09 283.6 20 0.9 18 SB-1-24'Soil 20 <0.5 <10 20 0.16 3.2 SB-2-6'Soil 40 <0.5 <20 40 <0.1 <4 SB-2-16'Soil 40 <0.5 <20 40 <0.1 <4 SB-3-6'Soil 20 <0.5 <10 20 <0.1 <2 SB-3-16'Soil 20 <0.5 <10 20 0.19 3.8 SB-4-6'Soil 20 <0.5 <10 20 <0.1 <2 SB-4-14'Soil 20 <0.5 <10 20 0.32 6.4 SB-5-6'Soil 40 <0.5 <20 40 <0.1 <4 SB-5-14'Soil 40 <0.5 <20 40 0.55 22 DUP-A Soil 40 <0.5 <20 40 0.55 22 UVF Analytical Report siteLAB UVF Trilogy 10/5/2023 10/5/2023 Xavier Farmer Little's Super Market 3043 Joanna Alley Report Date: 10/6/2023 Page: 1 of 1 Page: 1 of 1 APPENDIX D Laboratory Analytical Report   Laboratory's liability in any claim relating to analyses performed shall be limited to, at laboratory's option, repeating the analysis in question at laboratory's expense, or the refund of the charges paid for performance of said analysis.   10/10/2023 Geological Resources, Inc.
