The site check was completed on February 20, 2024. A prior site check was completed for the property in August and September of 2017 with soil samples collected adjacent to the underground storage tank area. The site check activities completed by Excel included the installation of two (2) temporary monitoring wells with associated laboratory analysis and the completion of this report. 2.0 BACKGROUND INFORMATION 2.1 Area of Investigation The facility is located on the eastern side of Beatties Ford Road within the city limits of Charlotte, North Carolina. Interstate I-85 tracks in an east-west direction running along the northern perimeter with Beatties Ford Road tracking north-south along the western perimeter of the subject property. Surrounding the property to the west are commercial properties; to the south and east are churches. Additional structures located on the property at the time of this assessment consists of a one- story building, canopy, USTs and associated fuel-dispensing system in addition to a car wash to the north of the UST pit (refer to Figure 2). The subject site is located in the Inner Piedmont Physiographic Province of North Carolina; the elevation in the area of investigation is approximately 770-feet above mean sea level (see Figure 1). The northern, southern and eastern sections of the site are covered by concrete. The general topography of the site slopes to the north-northeast with surface drainage generally following the topography of the site and discharging primarily in a northeast direction. A release was suspected by the responsible party after a precision tank test determined a hole in the UST system in September of 2023. The tank was subsequently drained out and repaired. Based on a site check already indicating soil impacts from a previous release, Excel coordinated with DEQ for installation of two temporary monitoring wells on the eastern and western sides of the basin. The temporary monitoring wells were installed on February 20, 2024 and analyzed for Volatile Organic Compounds, MADEP VPH, EDB, and lead. The groundwater samples collected from TW-1 indicate various constituents over the NCAC 2L standards. The groundwater samples collected from TW-2 indicate various constituents over the NCAC 2L standards and benzene exceeding the NCDEQ Gross Contamination Levels (GCLs). Site Check Report Sam’s Mart 7 2630 Beatties Ford Road Excel No. 2017078 Charlotte, North Carolina Page No. 2 EXCEL CIVIL & ENVIRONMENTAL ASSOCIATES, PLLC www.excelengr.com 3.0 GEOLOGIC FRAMEWORK 3.1 Regional Geology Geologically, the subject site is located in the Inner Piedmont Physiographic Province of North Carolina, specifically the Milton Belt. The 1985 Geologic Map of North Carolina indicates this area as being underlain by granite rock characterized by being massive to weakly foliated and containing horblende. 3.2 Site Geology During the completion of the soil borings in August and September 2017, the soils observed during drilling activities surrounding the USTs, dispenser islands, and associated piping were observed to consist of predominantly concrete and ABC stone from grade to 2-fbgl and reddish brown to orange silty clay from 2-fbgl to approximately 15-fbgl. Soil borings were advanced to a maximum depth of approximately 15-fbgl. The type of soils observed at the drilling locations appear consistent with the surficial soils common for this area. 4.0 FIELD ACTIVITIES Two temporary monitoring wells were completed by coring through the concrete parking lot immediately adjacent to the UST pit on the eastern and western sides and installing two temporary monitoring wells to a total depth of 40 deet. Groundwater samples were collected from each well for laboratory analysis to assess groundwater conditions at the site. The temporary monitoring well construction logs can be found in Appendix A. The locations of the temporary monitoring wells are shown on Figure 2. The samples were stored on ice and transported under chain-of-custody procedures to Waypoint Analytical in Charlotte, North Carolina for analysis by the following methods as applicable: Volatile Organic Compounds by EPA Method 6200B, MADEP VPH, EDB by EPA Method 8011 and; Lead by EPA Method 6010D. 5.0 LABORATORY ANALYSIS Excel collected a total of two (2) groundwater samples (TW-1 and TW-2) to complete site check activities which were analyzed for Volatile Organic Compounds by EPA Method 6200B, MADEP VPH, EDB and Lead. The groundwater samples collected from TW-1 indicate various constituents over the NCAC 2L standards. The groundwater samples collected from TW-2 indicate various constituents over the NCAC 2L standards and benzene exceeding the NCDEQ Gross Contamination Levels (GCLs). The analytical laboratory report for the groundwater sampling activities and associated chain of custody (COC) forms are presented in Appendix B. 6.0 SUMMARY AND RECOMENDATIONS Excel collected a total of two (2) groundwater samples (TW-1 and TW-2) to complete site check activities which were analyzed at for Volatile Organic Compounds by EPA Method 6200B, MADEP VPH, EDB and Lead. The groundwater samples collected from TW-1 indicate various constituents over the NCAC 2L standards. The groundwater samples collected from TW-2 indicate various constituents over the NCAC 2L standards and benzene exceeding the NCDEQ Gross Contamination Levels (GCLs) (refer to Table 1); Based on the information in this report, Excel recommends completion of a Limited Site Assessment at this time to confirm the GCL exceedances with a permanent Type II monitoring well (refer to Figure 4). The conclusions presented in this report are based only on the observations made during this investigation and data provided by others. Subsurface conditions may vary significantly with time, particularly with respect to groundwater elevations and quality. Conclusions and recommendations set forth herein are applicable only to the facts and conditions described at the time of this report. In performing its professional services, Excel uses that degree of care and skill exercised under similar circumstances by members of the environmental profession practicing in the same or similar locality under similar conditions. The standard of care shall be judged exclusively as of the time these services are rendered and not according to later standards.
