GRI Project No. 5351 i EXECUTIVE SUMMARY Kingsway #20 is located at 2201 Kendrick Road in Gastonia, Gaston County, North Carolina. The site is currently owned and operated by Kingsway Enterprises, Inc. as a petroleum retail facility. On May 30, 2019, three non-passing UST spill buckets were reported during triennial integrity testing activities. In response, on March 18, 2020, GRI conducted a site check at the subject site. Three soil borings were advanced adjacent to the spill buckets and soil samples were collected from the borings. Analytical results from the soil samples collected during the site check indicated that he RAL and/or soil-to-water MCCs were exceeded for multiple contaminants. Therefore, an LSA was required. The surrounding properties are primarily residential. According to the information determined during receptor survey activities conducted during the LSA in May 2020, two non-potable water supply wells were identified within a 1,500- foot radius of the site. Public water is available to the subject site and to all surrounding properties. A pond and creek were identified 1,250 feet south of the site. A CAP has not yet been developed for the site. One AFVR event and one MMPE event have been conducted at the site beginning in December 2020. Additionally, a free product skimmer was installed at the site in March 2022 but was permanently removed during the December 2022 sampling event. Based on the January 31, 2023, NORR from the NCDEQ, one monitoring well (MW-1) was abandoned at the site and replaced with recovery well MW-1R on March 24, 2023. MW-1R was installed as a four-inch well to a total depth of 35 feet BGS with a screened interval of 20 feet. MW-1R was installed in order to aid in free product recovery at the site. On December 19, 2023, nine monitoring wells, one recovery well, and one telescoping well were gauged, purged, and/or sampled. Free product was observed in recovery well MW-1R. There was not enough water in monitoring wells MW-2, MW-6, or MW-10 to collect a sample. The concentrations of VOCs reported in the ground water samples collected from MW-3, MW-4, MW-7, and TW-1 exceeded the MACs. All reported contaminant concentrations were below the GCLs. Based on this information, the risk classification for the site should remain intermediate risk. GRI recommends removing free product from MW-1R by conducting an AFVR. A comprehensive ground water sampling event should be conducted approximately 30 days after the AFVR. GRI Project No. 5351 1 1.0 SITE HISTORY AND CHARACTERIZATION GRI presents the results of the December 2023 ground water sampling event at the Kingsway #20 site located at 2201 Kendrick Road in Gastonia, Gaston County, North Carolina. A topographic map showing the general site location and the surrounding area is included as Figure 1. These activities were conducted in accordance with GRI Proposal No. 23-450, which was submitted to the NCDEQ on August 15, 2023, and was approved as Task Authorization No. 47019-09 on August 16, 2023. State correspondence is included as Appendix A. The site is currently owned and operated by Kingsway Enterprises, Inc. as a petroleum retail facility and convenience store. A site check was conducted at the site in March 2020 following failed hydrostatic tests for the three USTs and confirmed a release. Currently, three 10,000-gallon gasoline USTs are active at the site. UST owner/operator information and UST system information are included as Table 1 and Table 2, respectively. The Registered Tank Report is shown below: The surrounding properties are primarily residential. A copy of the Land Use table is included as Appendix B. The site contains one building (the store) and is primarily capped with asphalt. The overall topography at the site is relatively flat with a slight downward slope to the east. Ten Type II monitoring wells (MW-1 through MW-10) and one Type III telescope well (TW-1) were installed at the site during previous ground water assessment activities. A Site Map showing the locations of the monitoring wells and the structures on-site is included as Figure 2. On June 10, 2020, GRI personnel conducted a receptor survey at the site. Two non-potable water supply wells were identified within 1,500 feet of the site. To date, the water supply wells have not been sampled. Municipal water is available to the site and surrounding properties. A pond and a creek were identified 1,250 feet south of the site. Receptor information is included in Table 3. No incidents have been reported on any adjacent properties. A copy of the NCDEQ Incident Report is included as Appendix C. A map showing the locations of additional incidents in the vicinity of the site is shown below: A CAP has not been developed for the site. One AFVR event and one MMPE event have been conducted at the site along with hand bailing and free product skimming. Approximately 571 gallons of contaminated ground water and free product have been removed from the site to date. Please note that no projected attenuation milestones have been established for the site. Based on this information, the site was classified as intermediate risk. Corrective action should be performed at the site until free product is no longer present and contaminant concentrations are below the GCLs. 2.0 PRESENTATION OF CURRENT SITE ASSESSMENT INFORMATION/ COMPARISON TO HISTORICAL ASSESSMENT INFORMATION Soil assessment was not conducted during the current scope of work. Historical soil quality information and soil excavation information is included as Appendix D. On December 19, 2023, nine Type II monitoring wells (MW-2 through MW-10), one recovery well (MW- 1R) and one telescoping well (TW-1) were gauged, purged, and/or sampled in accordance with the NCDEQ guidelines. Free product was observed in recovery well MW-1R. Depths to ground water in the Type II monitoring wells ranged from 21.51 feet to 29.55 feet below TOC. Ground water elevations in the Type II monitoring wells ranged from 70.70 feet to 77.34 feet. The vertical gradient could not be calculated, as MW-1 had been abandoned and MW-1R has not been surveyed. Well construction and gauging information is included in Table 5. Free product was observed in recovery well MW-1R. There was not enough water in monitoring wells MW-2, MW-6, or MW-10 to collect a sample. The underlying bedrock is comprised of metamorphosed quartz diorites. The soil mantle that covers the underlying fractured bedrock in most places provides an intergranular medium through which the recharge and discharge of water from the fractured rocks commonly occurs. The result is a composite two-media system which characterizes ground water flow. The top of the system is the water table surface, which is typically located in the soil or saprolite. The fractured bedrock generally grades downward into unfractured rock below a depth of approximately 300 feet. Thus, the base of the ground water system is indistinct. Locally the onsite ground water table has a seasonal high depth to water of approximately eighteen feet BGS. A CAP has not yet been developed for the site. Please note that attenuation milestones will be established in the CAP. 3.0 FREE PRODUCT REMOVAL Free product has historically been present in monitoring wells MW-1 and MW-4 and is currently present in recovery well MW-1R. Hand bailing of free product from monitoring well MW-4 was conducted in October 2020. An AFVR event was conducted on monitoring wells MW-1 and MW-2 in December 2020. An MMPE was conducted on monitoring wells MW-1, MW-2, and MW-4 in October 2021. A total of 672.35 gallons of fluid have been removed during free product recovery activities. Of the 672.35 gallons, approximately 114.35 gallons of free product have been removed from the site. The majority of this free product was removed during the October 2021 MMPE event which resulted in the removal of 101.09 gallons of vaporized free product. A free product skimmer was installed in MW-1 on March 21, 2022. No free product was recovered using the free product skimmer; therefore, it was permanently removed during the December 2022 sampling event. Free product recovery should continue at the site until free product is no longer present. 4.0 NATURAL ATTENUATION / NATURAL SOURCE ZONE DEPLETION STATUS Free product recovery is currently being conducted at the site. Due to the site being in the active remediation phase, no natural attenuation monitoring plan is currently in place at the site. 5.0 CONCLUSIONS  On December 19, 2023, nine Type II monitoring wells, one recovery well, and one telescoping well were gauged, purged, and/or sampled. Recovery well MW-1R contained free product and was not sampled. There was not enough water in monitoring wells MW-2, MW-6, or MW-10 to collect a sample. Ground water flow generally converged towards the center of the site from the east and west, then diverged to the north and south. The horizontal gradient of approximately 0.04 feet per foot. The assessment was conducted based on the scope of work and level of effort desired by the NCDEQ and with resources adequate only for that scope of work. Our findings have been developed in accordance with generally accepted standards of environmental practices in the State of North Carolina, available information, and our professional judgment. No other warranty is expressed or implied. The data that are presented in this report are indicative of conditions that existed at the precise locations sampled and at the time the samples were collected. In addition, the data obtained from samples would be interpreted as being meaningful with respect to parameters indicated in the laboratory report.
