GRI Project No. 6171 i EXECUTIVE SUMMARY Riverside Grocery is located at 107 Riverside Drive in McAdenville, Gaston County, North Carolina. The site is currently owned by CB Investments Properties, LLC, and is a former petroleum retail facility. The property currently operates as the office for Cloninger Bell Surveying Mapping, PLLC. The site is covered by concrete and asphalt with trees on the periphery. The site formerly had one UST basin southeast of the canopy which contained one 6,000-gallon gasoline UST, one 4,000-gallon gasoline UST, and one 4,000- gallon diesel UST. These USTs were removed from the site on August 30, 2022. The surrounding properties are zoned for commercial and residential uses. According to November 15, 2022 receptor survey results and correspondence with McAdenville Town Services, two potable water supply wells are located within 1,000 feet of the source area. None of these water supply wells are located within 250 feet of the source area. Public water is available to the subject site and to all surrounding properties. The South Fork of the Catawba River is located across the street from the property approximately 200 feet southwest of the source area. A CAP has not been implemented at the site. On January 25, 2024, seven monitoring wells and one telescoping well were gauged, purged, and sampled. The concentrations of benzene, toluene, ethylbenzene, xylenes, MTBE, naphthalene, TAA, isopropylbenzene, n-propylbenzene, 1,2,4-trimethylbenzene, and/or 1,3,5-trimethylbenzene reported in the ground water samples collected from MW-1, MW-5, and TW-1 exceeded the MACs. The concentrations of benzene, toluene, ethylbenzene, xylenes, and naphthalene reported in the ground water sample collected from MW-1 exceeded ten times the 2B Standards. All the reported contaminant concentrations were below the GCLs. Based on this information, the risk classification for the site should remain intermediate risk. Quarterly ground water monitoring should continue at the site to establish plume stability. GRI Project No. 6171 1 1.0 SITE HISTORY AND CHARACTERIZATION GRI presents the results of the January 2024 ground water sampling event at the Riverside Grocery site located at 107 Riverside Drive in McAdenville, Gaston County, North Carolina. A topographic map showing the general site location and the surrounding area is included as Figure 1. These activities were conducted in accordance with GRI Proposal No. 23-809, which was submitted to the NCDEQ on December 28, 2023, and was approved as Task Authorization No. 48687-3 on December 29, 2023. State correspondence is included as Appendix A. The site is currently owned by CB Investments Properties, LLC, and is a former petroleum retail facility. Samples collected during UST closure activities at the site on August 30, 2022 indicated the presence of a release. One 6,000-gallon gasoline UST, one 4,000-gallon gasoline UST, and one 4,000-gallon diesel UST were removed from the site on August 30, 2022. UST owner/operator information and UST system information are included as Table 1 and Table 2, respectively. The Registered Tank Report is shown below: The surrounding properties are zoned for commercial and residential uses. A copy of the Land Use table is included as Appendix B. The site contains one building and is primarily capped with asphalt. The overall topography at the site is inclined with a down gradient from northeast to southwest. Seven Type II monitoring wells (MW-1 through MW-7) and one Type III monitoring well (TW-1) were installed at the site during previous ground water assessment activities. A Site Map showing the locations of the monitoring wells and the structures on-site is included as Figure 2. A receptor survey was conducted on November 15, 2022. Survey results and correspondence with McAdenville Town Services identified two potable water supply wells located within 1,000 feet of the source area. Neither of the water supply wells are located within a 250-foot radius of the site. Municipal water is available to the site and the surrounding properties. Public water is supplied by the Town of McAdenville. The South Fork of the Catawba River is located approximately 200 feet southwest of the source area and an unnamed reservoir is located approximately 1,150 feet to the southwest of the site. Receptor information is included in Table 3. Adjacent property owner information is included in Table 4. A Site Vicinity Map showing the adjacent properties and a Zoning Map showing the zoning information are included as Figure 3A and Figure 3B, respectively. No additional releases have been reported at the site. No incidents have been reported on the immediately adjoining properties. A copy of the NCDEQ Incident Report is included as Appendix C. A map showing the vicinity of the site is shown below: No CAP has been implemented at the site. Based on the presence of potable supply wells located within 1,000 feet of the source area, the site was classified as high risk and a CSA was conducted. After the conclusion of CSA activities, the NCDEQ Incident Manager lowered the risk ranking from high to intermediate. 2.0 PRESENTATION OF CURRENT SITE ASSESSMENT INFORMATION/ COMPARISON TO HISTORICAL ASSESSMENT INFORMATION Soil assessment was not conducted during the current scope of work. Historical soil quality information and soil excavation information is included as Appendix D. On January 25, 2024, seven Type II monitoring wells (MW-1 through MW-7) and one telescoping well (TW- 1) were gauged, purged, and sampled in accordance with NCDEQ guidelines. Free product was not observed at the site. Depths to ground water in the Type II monitoring wells ranged from 10.88 feet to UST closure – no incident 48687 ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Ground water elevations in the Type II monitoring wells ranged from 88.50 feet to 90.23 feet. Ground water flow was generally to the south with a horizontal gradient of approximately 0.02 feet per foot. The vertical gradient between paired wells MW-1 and TW-1 was approximately 0.258 feet per foot in the downward direction. Well construction and gauging information is presented in Table 5. The concentrations of benzene, toluene, ethylbenzene, xylenes, MTBE, naphthalene, TAA, isopropylbenzene, n-propylbenzene, 1,2,4-trimethylbenzene and/or 1,3,5-trimethylbenzene reported in the ground water samples collected from MW-1, MW-5, and TW-1 exceeded the MACs. The concentrations of benzene, toluene, ethylbenzene, xylenes, and naphthalene reported in the ground water sample collected from MW-1 exceeded ten times the 2B Standards. All the reported contaminant concentrations were below the GCLs. No free product was observed at the site. A summary of the analytical results for ground water samples collected on January 25, 2024, is included in Table 6. A Ground Water Quality Map based on the January 2024 data is included as Figure 5. Cross sections are included as Figure 6 and Figure 7. A complete report of laboratory analyses of the ground water samples collected from the monitoring wells during the January 2024 sampling event is included as Appendix E. GRI Project No. 6171 4 The baseline contaminant mass at the site was determined based on the total BTEX, MTBE and naphthalene concentrations from the July 2023 ground water sampling event and the historical water column height. The contaminant plume area (Area 1) is based on the benzene concentrations during the July 2023 ground water sampling event. The contaminant mass has increased by 67.3%. Contaminant mass calculations are included as Appendix F. A map of the contaminant mass areas is included as Figure 8. A chart depicting the overall trend in contaminant mass is shown below: The site is not located in the Coastal Plain Physiographic Province of North Carolina. The water table has a seasonal high depth to water of approximately nine feet BGS. A CAP has not been implemented at the site. 3.0 FREE PRODUCT REMOVAL Free product has not historically been present at the site. 4.0 NATURAL ATTENUATION / NATURAL SOURCE ZONE DEPLETION STATUS No natural attenuation monitoring plan is currently in place at the site. 5.0 CONCLUSIONS  On January 25, 2024, seven Type II monitoring wells and one telescoping well were gauged, purged, and sampled. The assessment was conducted based on the scope of work and level of effort desired by the NCDEQ and with resources adequate only for that scope of work. Our findings have been developed in accordance with generally accepted standards of environmental practices in the State of North Carolina, available information, and our professional judgment. No other warranty is expressed or implied. The data that are presented in this report are indicative of conditions that existed at the precise locations sampled and at the time the samples were collected. In addition, the data obtained from samples would be interpreted as being meaningful with respect to parameters indicated in the laboratory report.
