EXECUTIVE SUMMARY
This executive summary section provides an abbreviated reporting of our Site observations and
findings. Refer to the main text and appendices for a complete reporting of our observations and
findings.
ESP Associates, Inc (ESP) has completed a Subsequent Monitoring Report documenting
assessment activity performed at the Former Hopedale Market #384 (Incident No. 30069). The site
is an approximate 0.55-acre developed site (Tax Parcel No. 149781) located at 810 Deep Creek
Church Road in Burlington, Alamance County, North Carolina. This report was completed to
summarize the findings of assessment activities performed on May 24, 2023, in accordance with
North Carolina Department of Environmental Quality (NCDEQ) Task Authorization No. 1, approved
on April 11, 2023.
The work was performed as part of the State Lead Contract #N70522-D between NCDEQ and ESP
Associates, Inc. This report was prepared in general accordance with the 15A NCAC 2L .0115
regulations and the NCDEQ UST Section Guidelines for Assessment and Corrective Action for UST
Releases, January 2021, under the supervision of Nora A. Zirps, North Carolina registered
professional engineer (North Carolina License No. 023838).
On May 24, 2023, ESP performed the following field activities:
•Gauged static water level in existing on-site monitoring well MW-1.
•Collected a groundwater sample from on-site monitoring well MW-1.
•Performed a water supply well (WSW) survey.
•Although planned, ESP was unable to collect groundwater samples from on-site (WSW-1)
and off-site adjacent (WSW-2 and WSW-3) WSWs since they were found to be inactive
and the pumping equipment removed.
The collected groundwater sample was analyzed for volatile organic compounds (VOCs) for
comparison to both North Carolina Groundwater Quality Standards 15A NCAC 2L .0202 (2L
Standards) and Gross Contaminant Levels (GCLs).
Based on results of the above sampling activities, ESP concludes the following:
•The static water level in MW-1 was 10.49 ft bTOC.
•The general direction of groundwater flow beneath the site is assumed to be to the west
toward Stony Creek, which is directly adjacent to the western boundary of the site.
•No VOCs in the groundwater sample from MW-1 exceeded their respective GCLs or 2L
Standards. In fact, chloroform was the only detected compound, and it was detected at a
concentration well below its 2L Standard.

•Based on surface topography, water supply wells discovered during the receptor survey
appear to be upgradient or cross-gradient of the source area.
Based on the above results, ESP offers the following recommendation:
•Install two additional monitoring wells to further investigate whether impacts to
groundwater still exist.

1.0 INTRODUCTION
1.1 Site Setting
The Former Hopedale Market #384 site is an approximate 0.55-acre developed site (Tax Parcel No.
149781) located at 810 Deep Creek Church Road in Burlington, Alamance County, North Carolina
(see Figure 1 and Figure 2). The site includes an approximate 2,400-sqft structure reportedly built
in 1978 along with paved surfaces on the southern portion, partially developed vegetated land on the
western portion, and grassy patches occurring in the western and northeastern areas. The site is
bounded to the north by partially-developed unoccupied properties, to the east by Brown Lovell Lane
and occupied single-family homes, to the south by Deep Creek Church Rd and single-family homes,
and to the west by Stony Creek.
1.2 Site Geology and Hydrogeology
Surface and subsurface drainage and geology are of interest since they provide an indication of the
direction that contamination, if present on-site or off-site, could be transported.
The site is located within the Slate Belt of the Piedmont Physiographic Province. The Piedmont
Physiographic Province generally consists of low to medium elevation, rounded hills, and long
rolling northeast to southwest trending ridges with incised creeks and river channels. Rocks in the
site area are described as Late Proterozoic-aged megacrystic, well foliated metamorphosed granitic
rock locally containing hornblende. In-place chemical and physical weathering of parent rocks
typically form residual soils in the Piedmont region. Weathering is facilitated by the presence of
fractures, joints, and less resistant minerals in the rock. In areas not altered by erosion, alluvial
deposition or the activities of man, the typical residual soil profile consists of clay-rich
unconsolidated materials at the surface, transitioning to sandy silts and silty sands at depth.
Typically, the boundary between soil and rock is not sharply defined. This transitional zone is
termed “partially weathered rock” or saprolite. Information obtained from the Web Soil Survey
for Alamance County depicts soils on the site as Cullen Clay Loam, 15 to 45 percent slopes,
moderately eroded (CnE2).
In the Piedmont, groundwater generally occurs in pore spaces within soils and in the structural
features present in the underlying rock (i.e., joints, fractures, and faults). Recharge to the water
table is primarily by precipitation infiltrating the surficial soils and percolating downward under
the influence of gravity to the water table. Typically, the water table is not a level surface, but a
subdued reflection of the land surface. The depth to the water table is not consistent and is
dependent upon several factors including the amount of rainfall, permeability of the soil, the
magnitude of fracturing in the bedrock and the influences of groundwater pumping.

The direction and movement of groundwater through soil is generally dependent on soil type, the
presence of relict bedrock structures, and the texture of the underlying rock. Fractures, faults,
folds, foliation planes, dikes and sills affect the migration of groundwater in rock. A series of N-
S oriented dikes occur generally within the site area, though no major geologic features are known
to occur directly at the site. Groundwater typically flows in directions parallel to the ground surface
and under the influence of gravity, migrates to discharge points such as surface water features, the
toes of slopes or natural springs. Fluctuations in the depth of the water table can be expected
depending on variations in precipitation, surface water run-off and other factors. Normally, the
highest levels of the water table occur in late winter and spring and the lowest levels occur in the
late summer and fall. Based on surface topography, shallow groundwater at the site is expected to
flow to the west towards Stony Creek.
1.3 Surface Water
The site is located within the drainage basin of the Haw River. Stony Creek, which is directly
adjacent to the western boundary of the site, flows southward and discharges into the Haw River.
The Haw River eventually drains into the Cape Fear River (see Figure 1 and Figure 5).
1.4 Water Supply Wells
ESP Associates, Inc. (ESP) performed a water supply well (WSW) survey for the site which
involved:
•Downloading parcel addresses and ownership information for properties within 1,000 ft of
the source area (UST basin) from the Alamance County geographic information system
(GIS).
•Performing visual observation of each identified property within 1,000 ft of the source area
from public roadways on May 24, 2023, to document visible presence of either a public water
meter or a private WSW.
•Knocking on doors of properties within 500 ft of the source area on May 24, 2023, to
interview property owners regarding presence and use of private WSWs.
•Leaving WSW survey forms in mailboxes of properties within 500 ft of the source area on
May 24, 2023, for properties where owner/tenant was not present.
Documentation associated with the WSW survey is provided in Appendix B.
A total of thirty-seven WSWs were identified within 1,000 feet of the source area as documented in
Table 1. The locations of the identified WSWs are depicted on Figure 5. As shown on Figure 5,
there are nine WSWs (designated WSW-1 [located on-site], WSW-2 [off-site, adjacent], WSW-3
[off-site, adjacent], WSW-4, WSW-5, WSW-6, WSW-7, WSW-8, and WSW-9) within a 500-ft
radius of the source area. Based on ground surface topography and the close proximity of the source
area to Stony Creek, the groundwater flow direction beneath the site is estimated to be to the west

toward Stony Creek; however, the groundwater flow direction has not been confirmed since only
one monitoring well has been installed at the site. Based on the estimated groundwater flow direction
based on surface topography, WSWs within 500 ft of the site appear to be either upgradient or cross-
gradient with respect to the source area as indicated in Table 1.
The on-site WSW (WSW-1) and the two off-site adjacent WSWs (WSW-2 and WSW-3) all reside
on parcels owned by Mr. Morales, the owner of the site. He reported that these three WSWs are
inactive, and the pumping equipment has been removed. He further stated that the site and the
adjacent properties (having street addresses 810, 822, 823, and 832 Deep Creek Church Road and
1711 Brown Lovell Lane Lots A-E [which appear in the Alamance County GIS as 1711 and 1737
Lots 1-4 Brown Lovell Lane]) are all connected to a single public water hookup (see communication
records and WSW survey forms in Appendix B). Communication with the City of Burlington
confirms that the site property owner pays a water bill.
Only one WSW survey form was obtained for the remaining WSWs (WSW-6, see Appendix B).
WSW-6 is active and used for potable purposes. It is presumed that WSW-4, WSW-5, and WSW-7
to 37 are also active and used for potable purposes based on information obtained from the City of
Burlington and the Orange-Alamance Water System (see communication records in Appendix B).
Determined/presumed well-usage is presented in Table 1.
Based on communications with the City of Burlington and the Orange-Alamance Water System,
municipal water is available to the site and the adjacent properties; however, the public water supply
line reportedly currently ends at the site and does not continue further east.

2.0 SITE HISTORY
The following description of historical site activities was obtained from a report titled “Baseline
Environmental Assessment, Hopedale Market, 810 Deep Creek Church Road, Burlington, North
Carolina 27217-8917” by ATC Associates of North Carolina, P.C. dated September 20, 2002:
•The release was found during a Baseline Environmental Assessment on behalf of Cary Oil
Company and Marshall Oil Company. Soil and groundwater sampling conducted by ATC
indicated that the concentration of methyl-tert-butyl-ether (MTBE) in the vicinity of the
dispenser islands was above the North Carolina Administrative Code (NCAC) 2L
groundwater quality standards at a concentration of 771 micrograms per liter (µg/L).
The following description of historical site activities was obtained from a report titled “Site Check
Report, Hopedale Market # 384, 810 Deep Creek Church Road, Burlington, Alamance County,
North Carolina, Facility ID No: 0-023847, NCDENR Incident #30069” by EMS Environmental
Inc. (EMS) dated May 2003:
•Six soil borings, identified as SB-1 through SB-6, were advanced to various depths in the
vicinity of the underground storage tank (UST) system. The soil boring locations were
chosen to supplement the locations previously sampled in August 2002.
•Ransier Environmental Drilling was contracted to install a monitoring well identified as
MW-1 on April 29, 2003. Soil samples were collected during the advancement of MW-1 at
four-foot depth intervals using a split-spoon sampler from the ground surface to the top of
the apparent shallow water table at approximately 14 feet below ground surface (BGS). One
soil sample was collected from each of the following depth intervals: 0 to 4 feet; 4 to 8 feet;
and 8 to 12 feet.
•EPA 5030 concentrations were reported at below detection limit (BDL) for all soil samples
collected from the facility. Analytical results for EPA Method 3550 indicated that two soil
samples exhibited a detectable concentration of diesel-range organics (DRO): SB-6 (0 to 5
feet) at 8.0 milligrams per kilogram (mg/kg) and MW-1 (4 to 8 feet) at 630 mg/kg. All other
soil samples were reported as BDL for DRO. The reported concentration of DRO for soil
sample MW-1 (4-8 feet) exceeds the NCDEQ action level for DRO of 100 mg/kg.
•Analyses by EPA Method 8260 for soil sample MW-1 (8 to 12 feet) revealed a detectable
concentration of MTBE at 0.081 mg/kg. All other target EPA 8260 compounds were
reported as BDL. The reported concentration of MTBE is less than the applicable Soil-to-
Groundwater Maximum Soil Contaminant Concentration (MSCC) for MTBE.
•Soil analysis by EPA Method 8270 revealed the presence of multiple target compounds in
soil sample MW-1 (8 to 12 feet). Of the reported compounds, only the concentration of
benzo(a)pyrene was reported above the applicable Soil-to-Groundwater MSCCs. All other
target compounds were reported at concentrations as BDL or below the regulatory standard.

The following description of historical site activities was obtained from a report titled “Limited Site
Assessment - Phase 1, Hopedale Market # 384, 810 Deep Creek Church Road, Burlington,
Alamance County, North Carolina, Facility ID No: 0-023847, NCDENR Incident #30069” by
EMS dated March 5, 2005:
•One groundwater sample was collected on February 23, 2005 for analysis by MADEP
extractable petroleum hydrocarbons (EPH), MADEP volatile petroleum hydrocarbons
(VPH), EPA 625 with tentatively identified compounds, EPA 601 to include ethylene
dibromide (EDB), EPA 3030C for lead, and EPA 602 with isopropyl ether (IPE) and MTBE
as per the regulatory guidelines at the time. Laboratory analytical results indicated non-
detectable concentrations for all EPA 601and EPA 625 compounds.
•Analysis by EPA Method 602 revealed the presence of MTBE (230 µg/L) and IPE (6 µg/L)
in the groundwater sample collected from MW-1. In addition, analysis by MADEP VPH
and EPH revealed a detectable concentration for the aliphatic petroleum hydrocarbon
fraction C5 to C8 of 0.056 milligrams per liter (mg/L) and a detectable concentration of the
aliphatic hydrocarbon fraction C9-C18 of 0.021 mg/L. All other petroleum hydrocarbon
fraction ranges were reported as non-detectable. Lead was detected at a concentration of 26
µg/L. Of the detected compounds, none were reported at a concentration in excess of ten
times the NCAC 2L groundwater standard.
•Soil analyses by EPA Method 8260 revealed a detectable concentration of total xylenes
(0.0037 mg/kg), MTBE (0.0046 mg/kg), 1,2,4-trimethylbenzene (0.0220 mg/kg), 1,3,5-
trimethylbenzene (0.0045 mg/kg), n-butylbenzene (0.0028 mg/kg), and naphthalene
(0.0440 mg/kg). All other target EPA 8260 compounds were reported as BDL. Of the
reported concentrations of detectable compounds, all were less than the applicable Soil-to-
Groundwater MSCCs.
•Soil analysis by EPA Method 8270, MADEP VPH, and MADEP EPH did not reveal the
presence of target compounds / petroleum hydrocarbon fraction ranges in the samples
collected from MW-1.

3.0 FIELD ACTIVITIES
Field activities performed by ESP on May 24, 2023, included:
•Gauging static water levels in existing on-site monitoring well MW-1.
•Collecting a groundwater sample from existing on-site monitoring well MW-1.
•Although planned, ESP was unable to collect groundwater samples from on-site (WSW-1)
and off-site adjacent (WSW-2 and WSW-3) WSWs since they were found to be inactive
and the pumping equipment removed.
As provided in Appendix D, field logbook entries along with water level survey form,
groundwater sampling forms, and field instrument calibration form were completed in the field to
document site activities. Details of these activities are provided below.
3.1 Water Level Gauging
On May 24, 2023, prior to purging or collecting a groundwater sample, depth to groundwater from
the top of casing (TOC) within the existing on-site monitoring well MW-1 was measured and
recorded using a decontaminated electronic water level meter. The water level measurements were
collected by first removing the cover and plunger cap from the monitoring well and allowing water
within the well to stabilize. The electronic water level meter probe was then lowered into the well
and the depth to water measured relative to the well’s TOC.
As noted on Table 2, the static water level depth in MW-1 was 10.49 feet below TOC (ft bTOC).
As depicted on Figure 3, groundwater data is insufficient to determine groundwater flow direction;
however, it is estimated that groundwater beneath the site flows to the west toward Stony Creek
based on ground surface topography and the close proximity of the site to Stony Creek.
3.2 Free Product Evaluation
During the May 24, 2023, gauging event, no free product was measured in MW-1.
3.3 Groundwater Sampling
On May 24, 2023, groundwater samples were collected from monitoring well MW-1.
Groundwater samples were collected using a dedicated and disposable polyvinyl chloride (PVC)
bailer (1.5” x 3’) attached to braided nylon rope. Prior to groundwater sample collection, the well
was purged using the bailer. During purging, water quality parameters including pH, conductivity,
temperature, and turbidity were measured using calibrated field water quality instruments.
Readings were taken at the start of purging and periodically until a minimum of three well volumes
were removed from the well and water quality parameters stabilized. Following purging, a
groundwater sample for laboratory analysis was collected from the well using the bailer. The

water quality parameters were recorded on groundwater sampling forms along with time, water
level depth, and cumulative volume of water purged (see groundwater sampling forms in
Appendix D).
Groundwater samples were collected following Guidelines for Sampling by the Underground
Storage Tank Section, Division of Waste Management, North Carolina Department of
Environmental Quality (NCDEQ, 2022). Groundwater samples were placed in laboratory-prepared
vials preserved with hydrochloric acid (HCl), labeled, and stored on ice in a cooler for subsequent
delivery under standard chain-of-custody (COC) procedures to Pace Analytical (Pace), a North
Carolina-certified laboratory, located in Huntersville, North Carolina, for analysis. The
groundwater samples were analyzed for volatile organic compounds (VOCs) by EPA Method
6200B including MTBE, EDB, and IPE.
3.4 Field Quality Control Sampling and Analysis
One field blank was prepared by pouring deionized water into laboratory-prepared vials preserved
with HCl while the groundwater sample from MW-1 was collected. The field blank was analyzed
for VOCs to assess potential field contamination.

4.0 GROUNDWATER ANALYTICAL RESULTS
Results of the laboratory analysis of groundwater sample MW-1 and the field blank are tabulated
in Table 3. As noted in Table 3, the groundwater analytical results are compared to both North
Carolina Groundwater Quality Standards 15A NCAC 2L .0202 (2L Standards) and GCLs (Gross
Contaminant Levels). The Pace laboratory analytical report is provided in Appendix E. A
summary of previous groundwater sampling results as completed by others is included in
Appendix A.
No analytes were detected at concentrations exceeding their respective GCLs or 2L Standards in
the groundwater sample from MW-1 (see Table 3). Chloroform was the only detected compound
in the groundwater sample from MW-1. Chloroform was detected at a concentration of 0.43 µg/L,
which is well below the 2L Standard for chloroform of 70 µg/L. Groundwater sampling results
relative to the well location are depicted on Figure 4.
No analytes were detected above their respective method detection limits (MDLs) in the field
blank.
As compared to the most recent previous sampling event performed on February 23, 2005, MTBE

5.0 CONCLUSIONS AND RECOMMENDATIONS
Based on results of the above sampling activities, ESP concludes the following:
•The static water level in MW-1 was 10.49 ft bTOC.
•The general direction of groundwater flow beneath the site is assumed to be to the west
toward Stony Creek, which is directly adjacent to the western boundary of the site.
•No VOCs in the groundwater sample from MW-1 exceeded their respective GCLs or 2L
Standards. In fact, chloroform was the only detected compound, and it was detected at a
concentration well below its 2L Standard.
•Based on surface topography, water supply wells discovered during the receptor survey
appear to be upgradient or cross-gradient of the source area.
Based on the above results, ESP offers the following recommendation:
•Install two additional monitoring wells to further investigate whether impacts to
groundwater still exist.

May 23, 2023 contacted Hugo Morals at 336-312-3670 to see if we could push up sampling to May 24,
2023 and he agreed to meet onsite at 1:00 pm. When asked if there are any water supply wells on the
site or immediately adjacent, he said that there is a water supply well on the site that has been
disconnected for a long time and that site and neighboring properties are connected to municipal water.
He said the adjacent properties that he owns are all connected to municipal water and no wells. He
saidlady across the street may have a well but it is some distance.
