Ground Water Monitoring Report Prepared on: November 13, 2023 Riverside Grocery Project Manager: Eric M. Eubanks, P.G. GRI Project No. 6171 i EXECUTIVE SUMMARY Riverside Grocery is located at 107 Riverside Drive in McAdenville, Gaston County, North Carolina. The site is currently owned by CB Investments Properties, LLC and is a former petroleum retail facility. The property currently operates as the office for Cloninger Bell Surveying Mapping, PLLC. The site is covered by concrete and asphalt, with trees on the periphery. The site had one UST basin southeast of the canopy which contained one 6,000-gallon gasoline, one 4,000-gallon gasoline and one 4,000-gallon diesel USTs. These USTs were removed from the site on August 30, 2022. The surrounding properties are residential. According to the receptor survey results and correspondence with McAdenville Town Services, three potable water supply wells are located within 1,500 feet of the source area. None of these water supply wells are located within 250 feet of the source area. Public water is available to the subject site and to all surrounding properties. The South Fork of the Catawba River is located across the street from the property, approximately 200 feet southwest of the source area. A CAP has not been implemented at the site. On October 11, 2023, seven monitoring wells and one telescoping well were gauged, purged, and sampled. The concentrations of benzene, toluene, ethylbenzene, xylenes, MTBE, naphthalene, isopropylbenzene, n-propylbenzene, 1,2,4-trimethylbenzene and/or 1,3,5-trimethylbenzene reported in the ground water samples collected from MW-1 and MW-6 exceeded the MACs. The concentrations of benzene, toluene, ethylbenzene, xylenes, and naphthalene reported in the ground water sample collected from MW-1 exceeded ten times the 2B Standards. All the reported contaminant concentrations were below the GCLs. Based on this information, the risk classification for the site should remain intermediate risk. Quarterly ground water monitoring should continue at the site to establish plume stability. The next sampling event is tentatively scheduled for January 2024. ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Ground Water Monitoring Report Prepared on: November 13, 2023 Riverside Grocery Project Manager: Eric M. Eubanks, P.G. GRI Project No. 6171 1 1.0 SITE HISTORY AND CHARACTERIZATION GRI presents the results of the October 2023 ground water sampling event at the Riverside Grocery site, located at 107 Riverside Drive in McAdenville, Gaston County, North Carolina. A topographic map showing the general site location and the surrounding area is included as Figure 1. These activities were conducted in accordance with GRI Proposal No. 23-551, which was submitted to the NCDEQ on September 13, 2023, and was approved as Task Authorization No. 48687-2 on September 20, 2023. State correspondence is included as Appendix A. The site is currently owned by CB Investments Properties, LLC, and is a former petroleum retail facility. Samples collected during UST closure activities at the site indicated the presence of a release. One 6,000- gallon gasoline UST, one 4,000-gallon gasoline UST, and one 4,000-gallon diesel UST were removed from the site on August 30, 2022. UST owner/operator information and UST system information are included as Table 1 and Table 2, respectively. The Registered Tank Report is shown below: The site and surrounding area is a mixture of commercial and residential properties. A copy of the Land Use table is included as Appendix B. The site contains one building and is primarily capped with asphalt. The overall topography at the site is inclined with a down gradient from northeast to southwest. Seven Type II monitoring wells (MW-1 through MW-7) and one Type III monitoring well (TW-1) were installed at the site during previous ground water assessment activities. A Site Map showing the locations of the monitoring wells and the structures on-site is included as Figure 2. A receptor survey was conducted on November 15, 2022. Survey results and correspondence with McAdenville Town Services identified two potable water supply wells located within 1,000 feet of the source area. Neither of the water supply wells are located within a 250-foot radius of the site. Municipal water is available to the site and the surrounding properties. Water lines run along Hickory Grove Road and Riverside Drive. Public water is supplied by the Town of McAdenville. The South Fork of the Catawba ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Ground Water Monitoring Report Prepared on: November 13, 2023 Riverside Grocery Project Manager: Eric M. Eubanks, P.G. GRI Project No. 6171 2 River is located approximately 200 feet southwest of the source area and an unnamed reservoir is located approximately 1,150 feet to the southwest of the site. Receptor information is included in Table 3. Adjacent property owner information is included in Table 4. A Site Vicinity Map showing the adjacent properties and a Zoning Map showing the zoning information are included as Figure 3A and Figure 3B, respectively. No additional releases have been reported at the site. No incidents have been reported on any adjacent properties. A copy of the NCDEQ Incident Report is included as Appendix C. A map showing the vicinity of the site is shown below: No CAP has been implemented at the site. Based on this information, the site was classified as high risk and a CSA was conducted. After the conclusion of CSA activities, the risk ranking was lowered to intermediate. 2.0 PRESENTATION OF CURRENT SITE ASSESSMENT INFORMATION/ COMPARISON TO HISTORICAL ASSESSMENT INFORMATION Soil assessment was not conducted during the current scope of work. Historical soil quality information and soil excavation information is included as Appendix D. On October 11, 2023, seven Type II monitoring wells (MW-1 through MW-7) and one telescoping well (TW-1) were gauged, purged, and sampled in accordance with NCDEQ guidelines. Free product was not observed at the site. Depths to ground water in the Type II monitoring wells ranged from 13.45 feet to 14.74 feet below TOC. Ground water elevations in the Type II monitoring wells ranged from 85.52 feet to 88.41 feet. Ground water flow was generally to the southwest with a horizontal gradient of approximately UST closure – no incident 48687 ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. Eric Eubanks 3502 Hayes Road Monroe, NC, 28110 Ref: Analytical Testing Lab Report Number: 23-285-0001 Client Project Description: Riverside Grocery GRI #6171 Dear Eric Eubanks: Waypoint Analytical, LLC (Charlotte) received sample(s) on 10/12/2023 for the analyses presented in the following report. The above referenced project has been analyzed per your instructions. The analyses were performed in accordance with the applicable analytical method. The analytical data has been validated using standard quality control measures performed as required by the analytical method. Quality Assurance, method validations, instrumentation maintenance and calibration for all parameters were performed in accordance with guidelines established by the USEPA (including 40 CFR 136 Method Update Rule May 2021) unless otherwise indicated. Certain parameters (chlorine, pH, dissolved oxygen, sulfite...) are required to be analyzed within 15 minutes of sampling. Usually, but not always, any field parameter analyzed at the laboratory is outside of this holding time. Refer to sample analysis time for confirmation of holding time compliance. The results are shown on the attached Report of Analysis(s). Results for solid matrices are reported on an as- received basis unless otherwise indicated. This report shall not be reproduced except in full and relates only to the samples included in this report. Please do not hesitate to contact me or client services if you have any questions or need additional information.
