The following environmental concerns have been identified during the due diligence process and will be addressed with this Limited Phase II ESA: The subject property was used as an automobile repair facility since the 1940’s until approximately 2012. SUMMIT collected three (3) groundwater samples from temporary monitoring wells. The temporary monitoring wells were installed on June 2, 2022. The samples were analyzed for the following constituents: EPA Method 8260 (Volatile Organics) and EPA Method 8270 (Semi-Volatile Organics). Groundwater could not be obtained from TMW-3 due to refusal on rock. Standard decontamination performed by field personnel on coring and sampling equipment in the field included rinsing and scrubbing using water and soap, organic/analyte free water and solvent. Decontamination was conducted prior to sampling operations at each location and upon completion of the project. All environmental samples were packed, placed in coolers and shipped to North Carolina approved laboratory for the above-mentioned parameters. Chain-of-Custody records were maintained and presented as attachments. The location of the samples collected are presented in Figure 4. A review of the analysis indicates groundwater contamination. TMW-1 had concentrations of 9.6 ug/L for cis-1,2-Dichloroethene and 35.8 ug/L of Trichloroethene (TCE). TMW-2 had concentrations of 2.0 ug/L for 1,1-Dichlorethane and 5.3 ug/L of 1,1-Dichlorethene.The NCDEQ regulatory limit for TCE in groundwater is 3.0 ug/L.
