B. EXECUTIVE SUMMARY
Terracon completed this report to present the findings of assessment activities performed at the
former Kingsway #3 (the site) on September 22, 2022.
The Monitoring Report was prepared in general accordance with the 15A NCAC 2L .0115
regulations and the NCDEQ Underground Storage Tank (UST) Section Guidelines for Assessment
and Corrective Action for UST Releases, dated July 15, 2008, revised May 2021, under the
supervision of M. Neal McElveen, a North Carolina registered professional engineer (North Carolina
License No. 20699).
The former Kingsway #3 (Incident No. 40591) is located at 1010 South New Hope Road in
Gastonia, Gaston County, North Carolina (Figure 1). The site is comprised of 0.18 acres (Parcel
No. 117367) and contains an approximate 1,966-square-foot commercial building that operates as a
convenience store. The remaining areas of the site consist of asphalt -paved parking, the former
dispenser island canopy, and grassy areas. The on -site contamination is reportedly the result of a
leak from an underground storage tank (UST) system associated with the Kingsway gas station, the
former occupant of the site.
Terracon mobilized to the site on September 22, 2022, to collect groundwater samples from
monitoring wells MW-1, MW-2 and MW-4, and recovery well RW-1. The groundwater samples and
chain -of -custody documentation were delivered to Pace Analytical Services, Inc. in Huntersville,
North Carolina, for analysis of volatile organic compounds (VOCs) by Standard Method 6200B.
Results of the recent assessment activities indicate the following:
Water supply wells have not been identified within 1,000 feet of the source area and
municipal water is available to the site and surrounding areas.
Free product was measured in recovery well RW-1 at a thickness of 0.02 feet.
VOCs were not detected at concentrations exceeding Gross Contaminant Levels (GCLs).

Multiple VOCs were detected at concentrations exceeding their 2L Standards in the
groundwater from monitoring wells MW-1, MW-2, and MW-4.
The groundwater flow direction is to the east.
Compared to historical analytical results, VOC concentrations are generally stable, and any
fluctuations are within historical ranges. Previous mobile multi -phase extraction (MMPE) events
have been relatively successful at reducing free product immediately downgradient of the former
UST basin.
Based on the findings of our assessment activities, Terracon offers the following recommendations:
Conduct a Mobile Multi -Phase Extraction (MMPE) utilizing recovery well RW-1 and monitoring
well MW-1 as extraction wells to recover free product and petroleum -impacted groundwaterfrom
the source area.
Approximately 30 days following the MMPE, complete a groundwater monitoring event and
present findings in a subsequent monitoring report.
C. SITE HISTORY AND CHARACTERIZATION
The former Kingsway #3 site is located at 1010 South New Hope Road in Gastonia, Gaston County,
North Carolina (Figure 1). Terracon completed this report to present the findings of assessment
activities performed at the site on September 22, 2022.
C.1 Site Setting
Kingsway #3 (site) is comprised of 0.18 acres and contains an approximate 1,966-square-foot
commercial building that operates as a convenience store. The remaining areas of the site consist
of asphalt -paved parking, the former dispenser island canopy, and grassy areas.
Adjacent properties are developed as residential and commercial properties. The site and
surrounding properties are depicted in Figures 1 and 2.
C.2 Release Summary
The facility maintained two 6,000-gallon gasoline USTs installed in 1983 and removed in 2016. A
release was discovered in March 2016 following the removal of the two on -site 6,000-gallon
gasoline USTs.
C.3 Previous Investigations
In March 2016, two 6,000-gallon USTs, associated dispensers, and product piping were removed
from the site. During tank removal activities, petroleum contamination was observed in the

overburden, sidewalls, and UST basin. Based on the observations of Geological Resources, Inc.
(GRI), over -excavation was conducted in the UST basin. As a result, approximately 152.14 tons of
contaminated soil was removed. Soil samples were collected beneath the USTs, dispensers, and
product piping. Total Petroleum Hydrocarbon (TPH) - Gasoline Range Organics (GRO)
concentrations exceeded the standards. Confirmation soil samples were collected from the
sidewalls and base of the UST basin. Concentrations of benzene and naphthalene exceeded the
soil -to -water Maximum Soil Contaminant Concentrations (MSCCs), and a release from the former
UST system was reported on March 1, 2016.
In May 2016, a Phase I Limited Site Assessment (LSA) was performed on the site to evaluate
potential groundwater impacts. On May 4, 2016, one monitoring well (MW-1) was installed, and
three soil samples were collected. Groundwater and soil samples were analyzed for VOCs. The soil
samples contained concentrations of benzene, toluene, ethylbenzene, and total xylene (BTEX)
constituents, naphthalene, isopropylbenzene, n-propylbenzene, 1,3,5-trimethyl benzene, 1,2,4-
trimenthylbenzene, C5-C8 aliphatics, and C9-C10 aromatics above the soil -to -water MSCCs.
Concentrations of BTEX constituents, naphthalene, isopropyl benzene, n-propylbenzene, 1,3,5-
trimethyl benzene, 1,2,4-trimenthylbenzene, C5-C8 aliphatics, C9-Cl0 aromatics, n-butylbenzene,
sec-butylbenzene, 0-chlorotoluene, p-isopropyltoulene, styrene, and lead exceeded NCAC 2L
Groundwater Quality Standards (2L Standards) in the groundwater sample collected from MW-1.
Concentrations of benzene, xylenes, naphthalene, and 1, 2, 4-trimenthylbenzene also exceeded
GCLs from monitoring well MW-1.
In October 2016, a Compressive Site Assessment (CSA) was conducted by GRI. Three Type -II
monitoring wells (MW-2, MW-3, and MW-4) and one telescoping Type -III monitoring well (TW-1)
were installed at the site. Soil samples were collected during the monitoring well installation
activities. None of the containment concentrations in the soil samples exceeded the soil -to -water
MSCCs. Free product was identified in monitoring well MW-1. Concentrations of one or more
individual BTEX constituents, methyl tert-butyl ether (MTBE), naphthalene, di -isopropyl ether(IPE)
and/or bromodichloromethane exceeded 2L Standards in groundwater samples from MW-2, MW-3,
and MW-4. The site was classified as an intermediate risk and further investigation was
recommended.
In July 2018, S&ME collected groundwater samples from monitoring wells MW-2, MW-3, MW-4, and
TW-1. Benzene was detected above its 2L Standard in monitoring wells MW-2, MW-3, and MW-4.
MTBE and toluene were detected above 2L Standards in MW-2.
In November 2018, S&ME installed and sampled from two monitoring wells (MW-5 and MW-6) and
installed one recovery well (RW-1). Benzene was detected above its 2L Standard in monitoring well
MW-6. Contaminant concentrations did not exceed GCLs. However, free product was reported in
RW-1.
On December 11, 2018, S&ME gauged water levels in all the monitoring wells. Approximately 5.75

feet of free product was measured in MW-1, and 0.50 feet of free product in RW-1. S&ME hand
bailed approximately 4.5 gallons and 0.25 gallons of free product from monitoring well MW-1 and
recovery well RW-1, respectively. Following the hand bailing, S&ME installed two free product
absorbent socks in MW-1 and one free product absorbing sock in RW-1.
In March 2019, S&ME provided oversight while Advanced Environmental Services, Inc. (AES)
conducted a MMPE event on monitoring well MW-1 and recovery well RW-1. A total of 1,062
gallons of total fluids and approximately 49 gallons of volatile organics as vapor were recovered
during the MMPE event. S&ME remobilized to the site on April 16, 2019, to conduct groundwater
sampling activities and evaluate the effectiveness of the MMPE event. Free productwas detected in
monitoring well MW-1. Analytical results indicated various petroleum constituents were detected in
groundwater from the monitoring wells located near the source area above the 2L standards.
Analyzed constituents did not exceed GCLs.
In March 2020, S&ME collected groundwater samples from monitoring wells MW-2 through MW-6
and TW-1. Free product was detected in monitoring well MW-1 and recovery well RW-1. Five target
compounds were detected in groundwater from monitoring well MW-2 at concentrations above 2L
standards. Benzene was detected above its respective 2L Standard in groundwaterfrom monitoring
well MW-4. Nine target compounds were detected above 2L standards in groundwater from
monitoring well TW-1. Analyzed constituents did not exceed GCLs.
In May 2020, S&ME and subcontractor AES conducted a 96-hour MMPE event on monitoring well
MW-1 and recovery well RW-1. A total of 2,204 gallons of petroleum -impacted water and
approximately 112 gallons of volatile organics as vapor were recovered during the MMPE event.
Terracon mobilized to the site on March 4, 2021, to sample groundwater from monitoring wells MW-
1 through MW-6, TW-1, and recovery well RW-1. According to the laboratory analytical report,
benzene, IPE, ethylbenzene, isopropyl benzene, MTBE, naphthalene, toluene, 1,2,4-
trimethyl benzene, 1,3,5-trimethylbenzene and total xylenes were detected above 2L standards in
groundwater from one or more of the monitoring wells. Analyzed constituents were not detected in
groundwater from monitoring wells MW-3, MW-5, MW-6, or TW-1 above laboratory method
detection limits. Analyzed constituents did not exceed GCLs and no free product was identified in
the monitoring wells.
Terracon mobilized to the site on March 11, 2022, to sample groundwater from monitoring wells
MW-1, MW-2, MW-4 and MW-5, and recovery well RW-1. According to the laboratory analytical
report, benzene, ethylbenzene, MTBE, naphthalene, n-propylbenzene, toluene, 1,2,4-
trimethyl benzene and total xylenes were detected above 2L standards in groundwater from one or
more of the monitoring wells. Various petroleum constituents were detected below the 2L standards
in groundwater from the sampled monitoring wells. Analyzed constituents did not exceed GCLs and
no free product identified in the monitoring wells.

C.4 Water Supply Wells

According to the most recent receptor survey data, included in the May 5, 2020, Groundwater
Monitoring Report from S&ME, there are no water supply wells located within 1,000 feet of the
source area. Municipal water is available to the site and surrounding area.
C.5 Surface Water
Terracon noted a drainage feature located approximately 550 feet east of the source area. Based
on cursory observations, the drainage feature appears to be a natural intermittent stream.
According to the USGS Topographic Map (Figure 1), the surface water feature is an unnamed
tributary of Duharts Creek. Based on measurements from Gaston County GIS and Google Earth,
the stream is located within 550 feet of the source area. Surface waters are depicted on Figure 1.
C.6 Land Use Information
The site operates as a convenience store. Adjacent properties to the east of the site include
residential and undeveloped lands. Adjacent properties to the north and west include commercial
and residential properties. Adjacent properties to the south include South New Hope Road and
residential and undeveloped lands. The site and surrounding properties are depicted on Figures 1
and 2.
D. ASSESSMENT INFORMATION
D.1 Site Geology and Hydrogeology
The following resources were reviewed to evaluate site -specific geological and hydrogeological
characteristics.

Soils encountered during monitoring well installation activities in November 2018 were noted
as silts and sands of varying percentages throughout the entire boring length of monitoring
wells MW-5 and MW-6 and recovery well RW-1. Wet conditions were encountered at

approximately 40 to 43 ft-bgs. Soils encountered from prior monitoring well installation
activities were primarily sandy silt to silty clay in lower depths.
The site is located within the Kings Mountain Belt of the Piedmont Physiographic Province. The
Piedmont Physiographic Province generally consists of low to medium elevation, rounded hills, and
long rolling northeast to southwest trending ridges with incised creeks and river channels. Rocks in
the site area are described as metamorphosed graywacke, volcanic sandstone and siltstone
interbedded with mafic and intermediate metavolcanic flows and tuffs.
In -place chemical and physical weathering of parent rocks typically form residual soils in the
Piedmont region. Weathering is facilitated by fractures, joints, and less resistant minerals in the
rock. In areas not altered by erosion, alluvial deposition, or anthropogenic activities, the typical
residual soil profile consists of clay -rich unconsolidated materials at the surface, transitioning to
sandy silts and silty sands at depth. Typically, the boundary between soil and rock is not sharply
defined. This transitional zone is termed "partially weathered rock" or saprolite.
Information obtained from the Web County Soil Survey for Gaston County depicts soils on the site
as Cecil Urban land complex (CfB) and Pacolet sandy loam (PaE).
In the Piedmont, groundwater generally occurs in pore spaces within soils and in the structural
features present in the underlying rock (i.e., joints, fractures, and faults). Recharge to the water
table is primarily by precipitation infiltrating the surficial soils and percolating downward under the
influence of gravity to the water table (vadose zone). Typically, the water table is not a level surface,
but a subdued reflection of the land surface. The depth to the water table is not consistent and is
dependent upon several factors that include the amount of rainfall, permeability of the soil, the
extent of fracturing in the underlying rock and the influences of groundwater pumping. Groundwater
typically flows in directions parallel to the ground surface and, under the influence of gravity,
migrates to discharge points such as surface water features, the toes of slopes or natural springs.
Fluctuations in the depth of the water table can be expected depending on variations in precipitation,
surface water run-off, and otherfactors not evident at the time of our subsurface exploration. Normally,
the highest levels of the water table occur in late winter and spring, and the lowest levels occur in the
late summer and fall. Based on an interpreted groundwater flow direction, groundwater is expected to
flow to the northeast from the site.
D.2 Sampling Activities
D.2.1 Free Product Evaluation
Free product has been historically measured in monitoring well MW-1 and recovery well RW-1,
ranging in thickness from 9.95 feet to 0.04 feet. During the recent sampling activities, free product
was measured in recovery well RW-1 at a thickness of 0.02 feet. Depth to groundwater was

measured 34.59 feet below top of casing (btoc). Free product was previously measured in recovery
well RW-1 during the March 27, 2020, sampling event.
D.2.2 Groundwater Sampling Activities
Terracon mobilized to the site on September 22, 2022, to conduct groundwater sampling activities
for monitoring wells MW-1, MW-2, MW-4, and recovery well RW-1. The approximate locations of
the wells are shown on the Site Plan (Figure 2). The monitoring wells were gauged for depth to
product and depth to groundwater from top of casing (TOC). Depth to groundwater ranged from
approximately 34.59 feet below top of casing ( ft btoc) in recovery well RW-1 to 38.55 ft btoc in
monitoring well MW-4. Based on the water level measurements, groundwater flows to the east.
Free product was measured in recovery well RW-1 at a thickness of 0.02 feet. As a result of free
product discovery, recovery well RW-1 was not sampled. A groundwater elevation map depicting
groundwater flow contours and direction is shown on Figure 3. Current and historical groundwater
elevation measurements are provided in Table 2.
Prior to sampling, the wells were purged a minimum of three well volumes, or until dry, and allowed
to recharge to ensure the collection of representative groundwater samples from the aquifer. Field
parameters (including temperature, pH, dissolved oxygen, conductivity, and redox) were measured
and recorded for each well in the field notes. Copies of field notes can be found in Appendix A.
D.2.3 Analytical Results
On September 22, 2022, Terracon collected groundwater samples from monitoring wells MW-1,
MW-2, and MW-4 for laboratory analysis of VOCs by Standard Method 6200B. Groundwater
samples and a field blank were placed in laboratory -supplied glassware, labeled, and stored in an
ice -packed cooler. The samples and chain -of -custody documentation were delivered to Pace
Analytical Services, Inc. in Huntersville, North Carolina.
The laboratory analytical results were compared to the North Carolina Groundwater Quality
Standards 15A NCAC 2L .0202 (2L Standards). Results of the recent assessment activities indicate
the following:
Free product was measured in recovery well RW-1 at a thickness of 0.02 feet.
VOCs were not detected at concentrations exceeding GCLs.
Benzene was detected above its 2L Standard in groundwater from monitoring wells MW-1
(481 lag/L), MW-2 (2,570 lag/L) and MW-4 (1.5 lag/L).
Ethylbenzene was detected above its 2L Standard in groundwater from monitoring well MW-
2 (621 lag/L).
MTBE was detected above its 2L Standard in groundwater from monitoring well MW-2 (90
lag/L).
Naphthalene was detected above its 2L Standard in groundwater from monitoring wells
MW-1 (123 lag/L) and MW-2 (162 lag/L).

n-Propyl benzene was detected above its 2L Standard in groundwater from monitoring well
MW-1 (147 pg/L).
Toluene was detected above its 2L Standard in groundwater from monitoring wells MW-1
(1,750 pg/L) and MW-2 (2,520 pg/L).
1,2,4-Trimethylbenzene was detected above its 2L Standard in groundwater from monitoring
wells MW-1 (989 pg/L) and MW-2 (546 pg/L).
Total Xylenes were detected above its 2L Standard in groundwater from monitoring wells
MW-1 (2,476 pg/L) and MW-2 (2,575 pg/L).
Various other constituents were detected in groundwater from monitoring wells MW-1, MW-2,
and MW-4 at concentrations below above laboratory MDLs but below 2L Standards.
The apparent groundwater flow direction is to the east.
Recent and historical groundwater analytical results are summarized in Table 3 and Table 4. The
locations of groundwater VOC concentrations identified above 2L Standards are presented on
Figure 4. A copy of the laboratory analytical report is provided in Appendix B.
Compared to historical analytical results, VOC concentrations are generally stable, and any
fluctuations are within historical ranges. MM PE events appear to have been relatively successful at
removing free product from the subsurface.
E. CONCLUSIONS AND RECOMMENDATIONS
Based on information obtained during the completion of these assessment activities, Terracon
provides the following conclusions and findings.
Water supply wells have not been identified within 1,000 feet of the source area, and
municipal water is available at the site and surrounding areas.
Free product was measured in recovery well RW-1 at a thickness of 0.02 feet.
VOCs were not detected at concentrations exceeding GCLs.
Multiple VOCs were detected at concentrations exceeding their 2L Standards in the
groundwater from monitoring wells MW-1, MW-2, and MW-4.
The apparent groundwater flow direction is to the east.
Based on the findings of our assessment activities, Terracon offers the following recommendations:
Conduct a Mobile Multi -Phase Extraction (MMPE) event utilizing recovery well RW-1 and
monitoring well MW-1 as extraction wells to recover free product and petroleum -impacted
groundwater from the source area.
