Terracon Consultants, Inc. (Terracon) is pleased to submit this letter report for the above
referenced site on behalf of GTIS AF, LLC (GTIS; follow-on owner of the site). This report
documents Terracon’s environmental observations of GTIS’s geotechnical drilling activities
at the site, in accordance with North Carolina Brownfields Redevelopment Section (BRS)
requirements, as summarized in the email provided by BRS Project Manager, Mr. David
Peacock, on July 13, 2023.
On July 25 and 26, 2023, Terracon mobilized to the site to observe GTIS’s subcontracted
geotechnical drilling team as it completed 17 boring locations at the site (Figure 1). A
geotechnical boring schedule detailing the depths of each boring is provided in Table 1.
Terracon’s observations included field screening of soils from each boring using a photo-
ionization detector (PID). Soil cuttings were logged continuously and the lithology and PID
readings denoted on boring logs. Terracon’s boring logs and photographs from the drilling
are provided in Appendix A. Please note that some of the boring logs use “SB” as a prefix
for boring locations, rather than “B;” however, these may be considered interchangeable
(e.g. SB-01 is the same as B-1, SB-02 is the same as B-2, etc.).
At boring B-13, Terracon observed PID readings of 25.6 and 26.8 parts per million (ppm)
within the 0- to 5-foot and 5- to 10-foot depth intervals, respectively. Visual and olfactory
evidence of impacts were not observed in association with these soils. As a precaution,
soils from boring B-13 were containerized in a 55-gallon drum for storage and disposal.
Soil from the remaining borings were placed back in their boreholes by the first out, last
in method, in accordance with Section B.5 of the North Carolina Department of
