Based on the results of an Environmental Data Resources (EDR) Summary Report submitted for the subject site by CVET on September 26, 2022, a filling station is located on the adjacent property to the south. Based on the up-gradient site location of the adjacent filling station, proximity to the subject site, a compliance violation in 2021, and age of the facility, the potential for an unreported, undiscovered, or future release capable of impacting the subject site could not be ruled out. Based on these findings, Teramore authorized CVET to perform a Phase II ESA at the subject site. 2.0 SCOPE OF WORK As part of this Phase II ESA, CVET performed the following scope of work: 2.1 Ground Penetrating Radar (GPR) Survey Ground Penetrating Radar Systems, LLC (GPRS) performed a GPR survey at the subject site. The survey was performed to screen for USTs and other potential subsurface environmental concerns that might be present in association with current and former development at the subject site. 2.11 GPR Findings GPR equipment located on-site utilities and a potential septic system, which was located to the west of the vacant dwelling. No obvious evidence of USTs or other environmental concerns were observed. 2.2 Soil Assessment On November 28, 2022, CVET mobilized to the site to complete soil borings in the vicinity of the potential septic system, former structures, and also along the southern border of the site as part of groundwater well installation. CVET performed a total of four soil borings (1, 2, 3, and 4). Borings 3 and 4 were completed during installation of temporary groundwater monitoring wells TW-1 and TW-2, respectively. Boring locations are depicted in Appendix A – Figure 1. At each location, soil was continuously screened for visual and olfactory evidence of impact. Soil was also screened utilizing a calibrated photo-ionizing detector (PID). Samples (1, 2, and 3) were collected from depth intervals appearing most likely to have been impacted, as depicted in Appendix A - Figure 1. Samples were placed in laboratory supplied bottles and were immediately placed on ice. Samples were submitted to Pace Analytical Laboratories of Huntersville, North Carolina to be analyzed for a combination of total petroleum hydrocarbons – gasoline range organics (TPH-GRO) and total petroleum hydrocarbons – diesel range organics (TPH-DRO). 2.21 Soil Laboratory Analytical Results and Discussion Based on laboratory analytical results, TPH-DRO was detected at a concentration of 9.3 mg/kg in soil sample B-1. This concentration is below the NCDEQ Action Level of 100 mg/kg for TPH-DRO. No other constituents were detected. Laboratory results are summarized in Appendix B – Table 1 and Appendix C. Based on these results, it appears that low levels of petroleum compounds may be present in the vicinity of soil sample 1. However, laboratory results did not detect TPH- DRO above the applicable standard. 2.3 Groundwater Assessment On November 28, 2022, CVET mobilized to the site for the installation of two temporary groundwater monitoring wells, TW-1 and TW-2 (Appendix A – Figure 2). Temporary well TW-1 was installed at soil boring location 3 and TW-2 was installed at soil boring location 4. At each well location, direct push technology was used to continuously screen the soil for potential evidence of impact, to characterize general lithology, and to identify zones of preferential groundwater flow. Each boring was advanced until groundwater was encountered, following which, the boring was extended below the water table. Wells were installed to span the water table surface. A one- 3023 and 3027 Wilkesboro Highway Statesville, Iredell County, North Carolina January 27, 2023 CVET Project No. 22-431 3 inch temporary PVC monitoring well with 10 - 15 feet of slotted one-inch screen was installed in each open borehole. Following installation, wells were allowed to equilibrate for approximately one hour, static water levels were recorded, and wells were developed by purging at least three well volumes. Well development was performed to remove any fine grained sediment that may have entered the well during installation, to promote hydraulic communication with the surrounding materials, and to ensure that water is representative of the surrounding aquifer. Static groundwater levels were encountered at approximately 10.05-fbgs in TW-1 and at approximately 19.10-fbgs in TW- 2. Following well development and removal of approximately three well volumes, groundwater samples were collected from TW-1 and TW-2. A peristaltic pump and new dedicated tubing were used to sample each well. The samples were immediately placed on ice and were submitted to Pace Analytical Laboratories of Huntersville, North Carolina to be analyzed for volatile organic compounds (VOCs) and semi-volatile organic compounds (SVOCs). Following collection of groundwater samples, each well was abandoned in accordance with state and local regulations. 2.31 Groundwater Laboratory Analytical Results and Discussion Based on laboratory analytical results, diisopropyl ether (DIPE) and methyl-tert butyl ether (MTBE) were detected at a concentration of 0.39 ug/L and 159 ug/L, respectively, in sample TW-2. DIPE concentrations are below the applicable 15A NCAC 2L groundwater standard of 70 ug/L, however, concentrations of MTBE are above the 2L standard of 20 ug/L. No other compounds were detected in TW-1 or TW-2. Laboratory results are summarized in Appendix B – Table 2 and Appendix C. Based on these results, petroleum impacted groundwater was identified at sample location TW-2. Impact was characterized by two gasoline additives, which suggest that the source of impact is the adjacent filling station to the south. Levels of MTBE were detected above the applicable groundwater standard in TW-2. No impact was identified in TW-1. (Appendix A – Figure 2). 3.0 CONCLUSIONS AND RECOMMENDATIONS Based on the results of this assessment, petroleum impacted groundwater was detected at a concentration above the applicable groundwater screening level on the southeastern portion of the subject property. Impact appears to be the result of impact migrating from the adjacent filling station to the south. CVET recommends reporting the results of this assessment to the NCDEQ immediately. To the extent feasible, CVET has assessed for the presence of impacted soil and groundwater at the subject site. Assessment was performed as allowed by site conditions/equipment limitations and is not a guarantee of subsurface conditions. Bedrock and deeper aquifer conditions were not evaluated.
