Market Street – Suite 300 Greensboro, NC 27401 Reference: Groundwater Sampling and VI Investigation Forward High Point Property 720 N. Main Street High Point, Guilford County, NC Site ID # NONCD0003119 Dear Mrs. Dinkins: Please find enclosed laboratory analytical data for soil gas samples and groundwater samples obtained at the above referenced facility. Seven soil gas vapor points were installed at this site by AmeriProbe of Concord, NC on June 24, 2022. Five groundwater samples were also collected on this same date at 720 N. Main Street, and the samples were submitted to Waypoint Analytical for analysis by EPA Method 6200B. On July 1, 2022 Waters Edge Environmental, LLC sampled the soil gas points and submitted the samples to Eurofins for laboratory analysis according to Method TO-15. Figure 1 depicts the locations of all of the samples obtained in June and July of 2022 at this site with the depths of the soil gas sample points also noted. The soil gas sample results are summarized in Table 1, and the groundwater laboratory results are summarized in Table 2. The groundwater results were below the 2L Standards for the chlorinated solvent compounds, but levels of petroleum compounds were detected at concentrations exceeding the GCLs. The soil gas results were reported in excess of the Soil Gas Screening Levels (SGSLs) in sample SG-7 which was from a vapor point installed at a depth of 15 feet near the groundwater table. An adjacent sample from a depth of only 5 feet in this same area was significantly cleaner with the levels below the SGSLs indicating that the deeper vapor concentrations are not migrating to the surface at the subject property. Please contact our office if you require any further information for the Forward High Point Property at 720 N. Main Street in High Point, NC. Sincerely, Brandon Moore, L.G. Main St. Dear Brandon Moore: Waypoint Analytical, LLC (Charlotte) received sample(s) on 6/28/2022 for the analyses presented in the following report. The above referenced project has been analyzed per your instructions. The analyses were performed in accordance with the applicable analytical method. The analytical data has been validated using standard quality control measures performed as required by the analytical method. Quality Assurance, method validations, instrumentation maintenance and calibration for all parameters were performed in accordance with guidelines established by the USEPA (including 40 CFR 136 Method Update Rule May 2021) unless otherwise indicated. Certain parameters (chlorine, pH, dissolved oxygen, sulfite...) are required to be analyzed within 15 minutes of sampling. Usually, but not always, any field parameter analyzed at the laboratory is outside of this holding time. Refer to sample analysis time for confirmation of holding time compliance. The results are shown on the attached Report of Analysis(s). Results for solid matrices are reported on an as-received basis unless otherwise indicated. This report shall not be reproduced except in full and relates only to the samples included in this report. The laboratory performed analysis via EPA Method TO-15 using GC/MS in the full scan mode. Sample SG-2 was received with significant vacuum remaining in the canister. The residual canister vacuum resulted in elevated reporting limits. Receiving Notes Dilution was performed on sample SG-7 due to the presence of high level target species. Dilution was performed on samples SG-1 and SG-3 due to matrix interference. High concentrations of VOCs in samples SG-1, SG-3 and SG-7 required an off-line dilution using a Tedlar bag. Toluene and m,p-Xylene are common contaminants in Tedlar bags. The vendor provided Tedlar bag certification is for a subset of analytes and the lot indicates Toluene and m,p-Xylene were at 3.0 and 1.0 ppbv which is certified above the laboratory reporting limit of 0.50 ppbv therefore a CN-flag was applied to the associated concentrations. The Relative Percent Difference (RPD) of the LCS/LCSD exceeded acceptance limits for 1,2,4-Trichlorobenzene. Analytical Notes Ten qualifiers may have been used on the data analysis sheets and indicates as follows: B - Compound present in laboratory blank greater than reporting limit (background subtraction not performed). J - Estimated value. E - Exceeds instrument calibration range. S - Saturated peak. Q - Exceeds quality control limits. U - Compound analyzed for but not detected above the reporting limit, LOD, or MDL value. See data page for project specific U-flag definition. UJ- Non-detected compound associated with low bias in the CCV N - The identification is based on presumptive evidence. M - Reported value may be biased due to apparent matrix interferences. CN - See Case Narrative. File extensions may have been used on the data analysis sheets and indicates as follows: a-File was requantified b-File was quantified by a second column and detector r1-File was requantified for the purpose of reissue Definition of Data Qualifying Flags Page 3 of 28 Page 8 of 34 7/19/2022 1 2 3 4 5 6 7 EPA METHOD TO-15 GC/MS FULL SCAN Summary of Detected Compounds Client Sample ID: SG-1 Lab ID#: 2207156-01A (ug/m3)(ug/m3)(ppbv)(ppbv)Compound AmountRpt.
