B. EXECUTIVE SUMMARY
The purpose of this report is to evaluate the current status of soil vapor quality at the James Stewart
Residence (Incident No. 6142) located at 5120 Price Road in Stoneville, Rockingham County, North
Carolina. The 0.68-acre property (Rockingham County Property ID No. 7031-0070-1795) is
developed with an approximately 1,390 square-foot residence that was constructed in 1973. The
property is surrounded by rural residences, farmland, and wooded land.
Gasoline constituents were originally detected in 1990 in water-supply wells located at the Stewart
residence and the north-adjacent Walker property at 5142 Price Road. The source of the gasoline
constituents has not been conclusively identified. The NCDEQ installed a Point-of-Entry (POE)
carbon filtration system on the Stewart well in 1990; the well was replaced in 1997 and the original
water supply well was abandoned in 1998. Groundwater samples collected from the replacement
well continued to indicate the presence of benzene at a concentration exceeding the 15A NCAC 2L
Groundwater Quality Standard (2L Standard) and, therefore, a POE system was installed on the
replacement well in 2000. The POE system continues to operate at the present time and influent
water samples continue to exhibit elevated benzene concentrations.
Terracon mobilized to the site on December 8, 2022, to install 13 passive soil gas samplers in a
square grid layout in the vicinity of the Stewart water supply well. The sampling grid was
approximately 50 feet by 50 feet (2500 square feet). Terracon installed Beacon soil gas samplers
according to the installation procedures provided by the company and returned eight (8) days later
on December 16, 2022, to collect the samples and submit them to Beacon for laboratory analysis. A
trip blank was also included with the samples collected.
No petroleum constituents were detected at concentrations above the laboratory reporting limits in
the trip blank or in the Beacon passive soil gas samplers collected from the site on December 16,
2022.
Assessment activities to date have not established a conclusive link between the petroleum

contaminants identified in the Stewart well and the former USTs at the former Tredway Store and
Fulp property.
Based on the data presented in this monitoring report, Terracon recommends the following:
Suspend groundwater sampling activities at the former Tredway Store and Fulp property
monitoring wells.
If results of the Stewart well sampling are below 2L Standards, sampling should
continue every three months over the next year at the Stewart well POE system to
assess if benzene concentrations will remain below the 2L Standard.
C. SITE HISTORY AND CHARACTERIZATION
The purpose of this report is to evaluate the current status of soil vapor quality at the James Stewart
Residence (Incident No. 6142) located at 5120 Price Road in Stoneville, Rockingham County, North
Carolina (Exhibit 1). Terracon completed this report to summarize the findings of assessment
activities performed on December 8 and December 16, 2022. This Soil Vapor Monitoring Report
was prepared for the site in response to a request by the Incident Manager, Mr. Herb Berger with
the NCDEQ Division of Waste Management, Trust Fund Branch.
The groundwater monitoring report was prepared in general accordance with 15A NCAC 2L .0115
regulations and the NCDEQ UST Section Corrective Action Guidelines, dated January 19, 2021,
under the supervision of Ms. Laura R. Elliott, a North Carolina licensed geologist (North Carolina
License No. 2271).
C.1 Site Setting
The release incident is located at the James Stewart residence, a 0.68-acre property (Rockingham
County Property ID No. 7031-0070-1795) developed with an approximately 1,390 square-foot
residence that was constructed in 1973. The property is surrounded by rural residences and
farmland.
C.2 Release Summary
Gasoline constituents were originally detected in 1990 in water supply wells located at the Stewart
residence and the north-adjacent Walker property at 5142 Price Road. The source of the gasoline
constituents has not been conclusively identified. The NCDEQ installed a POE carbon filtration
system on the Stewart well in 1990; the well was replaced in 1997 and the original well that was
installed in 1990 was abandoned in 1998. Groundwater samples collected from the replacement

replacement well in 2000. The POE system continues to operate at the present time, and influent
water samples continue to exhibit elevated benzene concentrations. The site is depicted in Exhibit
2.
C.3 Previous Investigations
Two possible sources were identified for the gasoline impacts:
Former Tredway Store
The former Tredway Store (no address available) is located approximately 350 feet northeast and
topographically cross-gradient relative to the Stewart well and operated from approximately 1947
until 1968. One unregistered underground storage tank (UST) was removed from the property in
1992, and soil samples collected beneath the UST at that time contained petroleum products at
concentrations exceeding NCDEQ action levels. Monitoring well MW-1D was installed at the
Tredway Store in 1994, and groundwater samples collected from the well contained trace
concentrations of benzene, lead and 1,2-dichloroethane. Monitoring well MW-1S was installed at
the former Tredway Store in 2012, and soil samples collected from the monitoring well boring did
not indicate the presence of residual soil impacts at concentrations exceeding residential soil
cleanup standards. Groundwater samples collected from wells MW-1S and MW-1D in 2012 did not
contain concentrations of petroleum constituents above the analytical method’s reporting limits.
Former Fulp Property
One gasoline UST was removed from the southwest-adjacent Fulp property in 1992, and soil
samples indicated that a petroleum release had occurred. The UST was located near the boundary
between the Fulp and Walker property, approximately 250 feet southwest of the Stewart well.
Monitoring wells MW-2S and MW-2D were installed on the down-gradient side of the former Fulp
UST in 1994, and groundwater samples collected from the wells contained slightly elevated
concentrations of gasoline constituents. Additional soil samples collected in the vicinity of the
former UST in 2012 did not contain reported concentrations of petroleum hydrocarbons.
Groundwater samples collected from wells MW-2S and MW-2D in 2012, and well MW-2S in 2016
(well MW-2D was dry), did not contain reported concentrations of petroleum hydrocarbons.
Groundwater samples collected from off-site water supply wells WSW-4 and WSW-6 in 2012 did not
contain reported concentrations of petroleum constituents, although the groundwater sample from
WSW-4 did contain the chlorinated solvent tetrachloroethene at a concentration below the 2L
Standard. Influent water samples to the Stewart well POE system have been collected
intermittently since 1990. The influent samples continue to contain benzene at reported
concentrations exceeding the 2L Standard, although the concentrations appear to be decreasing
over time.
C.4 Water Supply Wells

Based on receptor survey information provided by a previous consultant, nine water supply wells
are located within 1,000 feet of the site. Municipal water is not available in the site vicinity. Table 1
presents detailed well information for the nearby water supply wells, and the water supply well
locations are shown on Exhibit 3.
C.5 Surface Water
An unnamed tributary to Buffalo Creek is located approximately 800 feet south of the site. Surface
waters are depicted on Exhibit 1.
C.6 Land Use Information
The site is surrounded by rural residences, farmland, and wooded land.
D. ASSESSMENT INFORMATION
D.1 Site Geology and Hydrogeology
The following resources were reviewed to evaluate site-specific geological and hydrogeological
characteristics.
Price, Virginia (1982), and Northwest Eden (1978), Mayodan (1997) and Southwest Eden
(2002), North Carolina Quadrangles, USGS 7.5-minute series topographic maps, dated as
shown (Exhibit 1).

Soil Survey of Rockingham County, North Carolina, US Department of Agriculture, Natural
Resources Conservation Service, Web Soil Survey via the Internet,
http://websoilsurvey.nrcs.usda.gov/app/.
The site is located within the Sauratown Mountains Anticlinorium of the Piedmont Physiographic
Province. The Piedmont Physiographic Province generally consists of low to medium elevation,
rounded hills and long rolling northeast to southwest trending ridges with incised creeks and river
channels. Bedrock in the site area is described as metamorphosed mafic volcanic rock.
In-place chemical and physical weathering of parent rocks typically form residual soils in the
Piedmont region. Weathering is facilitated by the presence of fractures, joints, and less resistant
minerals in the rock. In areas not altered by erosion, alluvial deposition or the activities of man, the
typical residual soil profile consists of clay-rich unconsolidated materials at the surface, transitioning
to sandy silts and silty sands at depth. Typically, the boundary between soil and rock is not sharply
defined. This transitional zone is termed “partially weathered rock”.

In the Piedmont Physiographic region of North Carolina, groundwater generally occurs in pore
spaces within soils and in the structural features present in the underlying rock (i.e. joints, fractures,
and faults). Recharge to the water table is primarily by precipitation infiltrating the surficial,
unsaturated soils (vadose zone) and percolating downward under the influence of gravity to the
water table (saturated zone). Typically, the water table is not a level surface, but a subdued
reflection of the land surface. The depth to the water table is not consistent and is dependent upon
several factors that include the amount of rainfall, permeability of the soil, the extent of fracturing in
the underlying rock and the influences of groundwater pumping. Groundwater typically flows in
directions parallel to the ground surface and under the influence of gravity, migrates to discharge
points such as surface water features, the toes of slopes or natural springs.
Please note that fluctuations in the depth of the water table can be expected depending on
variations in precipitation, surface water run-off and other factors not evident at the time of our
subsurface exploration. Normally, the highest levels of the water table occur in late winter and
spring and the lowest levels occur in the late summer and fall. Based on an interpreted groundwater
flow direction, groundwater is expected to flow to the southwest.
D.2 Sampling Activities
Terracon mobilized to the site on December 8, 2022, to conduct soil vapor sampling activities. A
private utility locator cleared the proposed sampling area, and NC 811 was called prior to the work
beginning. The passive soil gas (PSG) samplers were provided by Beacon, and Terracon installed
the samplers according to the BESURE Sample Collection Kit guidance. A hammer drill and
appropriate drill bits were used to create a soil vapor pathway to 36 inches below ground surface
(bgs) at each of the 13 sample locations within the grid. The 12-inch lengths of pipe provided by
Beacon were tapped into the ground, and then Beacon Samplers were installed and covered with
aluminum foil. Samplers were left in place for eight days, as seven days was the recommended
minimum sampling time. Terracon waited the extra day to avoid collecting the samples under rainy
weather conditions.
On December 16, 2022, the 13 Beacon samplers were collected by following the PSG Kit
Instructions. The field kit was sent to Beacon laboratories under strict chain of custody procedures.
Soil vapor sampling locations are presented in Exhibit 4.
Based on the laboratory analytical results, petroleum constituents were not reported in the passive
soil vapor samplers collected from any of the 13 sample locations. The trip blank did not contain
petroleum constituents at concentrations above the MDLs.
The soil vapor analytical results from the passive sampler locations are summarized in Table 3. A
copy of the laboratory analytical report is provided in Appendix B.

E. CONCLUSIONS AND RECOMMENDATIONS
Based on information obtained during the completion of our assessment activities, Terracon
provides the following conclusions and findings.
Petroleum constituents were not detected in the passive soil vapor samples from the 13 soil
vapor sampling points installed under this task authorization, indicating that a shallow,
subsurface source of benzene does not exist on the Stewart property.
Based on the receptor survey information developed by a previous consultant, nine water-supply
wells are located within 1,000 feet of the Stewart well. Municipal water is not available to the site
or the immediately surrounding properties.
Assessment activities to date have not established a conclusive link between the petroleum
contaminants identified in the Stewart well and the former USTs at the former Tredway Store and
Fulp property.
Based on the data presented in this monitoring report, Terracon recommends the following activities
be completed at the site:
Terracon recommends that groundwater sampling activities be suspended at the former Tredway
Store and Fulp property monitoring wells.
If results of the Stewart well sampling are below 2L Standards, sampling should continue at the
Stewart well POE system once every three months over the next year to assess if benzene
concentrations remain below the 2L standard.

U.S. EPA Method 8260C
All samples were analyzed using thermal desorption-gas chromatography/mass spectrometry (TD-GC/MS)
instrumentation following U.S. EPA Method 8260C, with laboratory results provided in nanograms (ng). Laboratory
QA/QC procedures included internal standards, surrogates, and blanks based on EPA Method 8260C. Analyses and
reporting were in accordance with BEACON’s Quality Assurance Project Plan.
Passive Soil-Gas Survey Notes
If sample locations are covered with or near the edge of an impervious surface (e.g., asphalt or concrete), the
concentrations of compounds in soil gas are higher than if the surfacing was not present. Therefore, the sample
location conditions should be considered when comparing results between locations.
Survey findings are exclusive to this project and when the spatial relationships are compared with results of other
BEACON Surveys it is necessary to incorporate information from both investigations (e.g., depth to sources, soil types,
porosity, soil moisture, presence of impervious surfacing, sample collection times).
Reporting Limits
The RLs represent a baseline above which results meet laboratory-determined limits of precision and accuracy. Field
sample measurements above the upper calibration standard are estimated; however, these values are reported
without qualifiers because all reported measurements are relative to each other and are appropriate to meet the
survey objectives of locating source areas and vapor intrusion pathways and defining the lateral extent of the
contamination.

Samples were received in proper condition and laboratory control parameters were met unless otherwise noted
