Environmental Current Use of Property: Industrial Structures on Property: Existing and New Construction Structures Violation: No Vapor Mitigation Systems: Observed Vapor Mitigation Violation: No Use of Surface Water or Groundwater: Not Observed Water Use Violation: No Exposed Soils: Observed Exposed Soils Violation: No Summary: A passive VIMS is being installed within the corrugated steel building currently under construction (Photos 1 & 2) and there is a positive pressure VIMS installed within the existing masonry building. The interior of the existing building is pressurized relative to the sub-slab to prevent vapor intrusion into the building (Photo 3). Summary: N/A Summary: There is an existing 1-story masonry building currently in use as a machine shop, with a new corrugated steel building under construction to the northwest. The erosion control measures, stormwater detention pond, and the recent overflow of stormwater over Industrial Ext Dr are related to construction on the property. Summary: Recent grading has occurred around the perimeter of the building currently under construction and within the associated stormwater control system (Photos 4 & 5). In addition, the City of King was installing a sewer line extension along the southwestern border of the property during the Site Inspection (Photos 6 &7). There were no signs of spillage observed, or quantities more than what’s permissible under the LUR’s for the property. Condition: Summary: N/A No environmental risk of exposure was observed at the time of the site inspection. However, the perimeter of the property is not fenced, and the steep rip-rap banks and detention pond (Photos 4 & 5), and the City of King utility work (Photo 6) could present potential physical risks to trespassers. PHOTOGRAPHS Photo 1: Photo taken within new building currently under construction. PVC VIMS risers visible adjacent to steel support columns. The Site Inspection was performed as a result of stormwater run-off on the northern end of the property which crossed over the adjacent gravel road (Industrial Ext Dr.). On arrival, very little evidence of the overflow was visible (Photo 4), and the stormwater management system had been completed (significant amount of riprap for bank stabilization was added as seen in Photos 4 & 5). While on-site, the VIMS within the new and existing buildings were also inspected (Photos 1-3). No issues were identified with the VIMS, although a thin layer of floor epoxy will need to be chipped away to access the sub-slab monitoring points within the new building.
