1.0 Introduction
On behalf of Tapestry Tyvola LLC, Hart & Hickman, PC (H&H) has prepared this Annual
Redevelopment Summary Report to document redevelopment activities at the Dick Keffer Pontiac
Buick GMC Brownfields property located at 1001 Tyvola Road and 450 Minuet Lane in Charlotte,
Mecklenburg County, North Carolina (Site). A Site location map is provided as Figure 1. The
Site is in the North Carolina Department of Environmental Quality (DEQ) Brownfields Program
(Brownfields Project #23064-19-060).
A Brownfields Agreement between DEQ and Tapestry Tyvola, LLC was recorded on December
29, 2021. Land Use Restrictions (LUR) No. 3 of the Brownfields Agreement generally states that
a report of environment-related activities will be prepared for submittal to the DEQ Brownfields
Program each year for as long as physical redevelopment of the Brownfields property continues.
This report has been prepared in accordance with LUR No. 3 of the recorded Brownfields
Agreement for the Site.

2.0 Redevelopment Activities
The Site is being redeveloped with a multi-family apartment community known as Tapestry
Tyvola, which consists of four multi-family apartment buildings comprising 297 for-rent units, a
leasing office, and associated amenities. Current redevelopment activities at the Site primarily
include vertical building construction.
2.1 Environment-Related Redevelopment Activities
Construction activities at the Site are ongoing and are being conducted under a DEQ Brownfields
Program approved Environmental Management Plan (EMP) dated June 9, 2020. The purpose of
this redevelopment summary report is to document environmental-related construction activities
that were conducted at the Site since the Annual Redevelopment Summary (prepared by H&H) was
submitted to DEQ on July 23, 2021. H&H has made periodic Site visits for the purpose of
documenting Site redevelopment activities and progress. As of our most recent Site visit,
conducted on January 25, 2022, ongoing construction activities include primarily vertical building
construction. Since submittal of the previous redevelopment summary report in July 2021,
construction activities at the Site have primarily included foundation work, vertical building
construction, and the development of new roadways and parking areas. No soil import or export
activities have been conducted, and known petroleum-impacted soils at the Site are being managed
on-Site in accordance with the EMP.
2.2 Environmental Assistance
As stipulated in the DEQ-approved EMP, H&H remains on-call should any unexpected
environmental conditions (i.e. previously unidentified UST, buried debris, soil staining, drums,
etc.) be encountered during construction activities. No such unexpected environmental conditions
were encountered during construction activities since the last redevelopment report. H&H remains
on call should unexpected environmental conditions be observed in the future.
