The Former MillerCoors Brewery Brownfields property (Brownfields Project No. 24046-20-079) is located at 863 East Meadow Road in Eden, Rockingham County, North Carolina (Site or subject Site). The Site consists of three parcels of land that total approximately 1,359 acres. Specifically, the Site is located at 863 East Meadow Road (Rockingham County Parcel Identification Number [PIN] 108230Z1), 719 Industrial Drive (PIN 108185), and a parcel with no established address (PIN 112699). A Site location map is included as Figure 1. From the late 1970s until 2017, MillerCoors conducted industrial beer brewery operations at the Site. Following discontinuation of brewery operations in 2017, D.H. Griffin Companies (DH Griffin) occupied the Site and performed various facility decommissioning activities. The Site is currently developed with an approximately 1,100,00 square foot (sq ft) manufacturing building located in the southwest portion of the Brownfields property. Remaining areas of the Site are developed with smaller buildings, relic wastewater treatment infrastructure, a concrete paved area formerly utilized for coal storage, parking lots, access drives, and undeveloped land. Current redevelopment plans include upfit and renovations for adaptive re-use of the existing Site buildings for manufacturing and distribution operations by the PD. As it relates to the 2021 redevelopment time period, this report has been prepared in accordance with environmental-related reporting requirements associated with ongoing redevelopment activities included in the approved EMP for the Site. The section below outlines activities completed to satisfy the requirements of the DEQ approved EMP. 2.0 Environmental-Related Reporting Requirements In accordance with the Post-Redevelopment Reporting Section of the approved EMP for the Site, redevelopment activities at the Former MillerCoors Brewery Brownfields property are ongoing and have included the following activities: • Removal of tanks and demolition of piping infrastructure located in the southeastern and southwestern portions of the manufacturing building; • Demolition of a detached former coal conveyor system and associated building located in the western portion of the manufacturing building; • Demolition of lagoons associated with the former wastewater treatment plant (WWTP); • Soil management during backfilling of the WWTP lagoons with Site soils; • Installation of electrical switch gears, chillers, boilers, compressors, and cooling towers; Mr. Bill Schmithorst January 31, 2022 Page 3 S:\AAA-Master Projects\Parker Poe Adams (PPA)\PPA-065 Nestle Eden\Redevelopment Summary Report\Final to DEQ\Annual Redevelopment Summary Report_Former MillerCoors Brewery.doc • Installation of concrete slabs for the future North High Bay building located in the northern demolition area of the manufacturing building; • Installation of concrete pile caps for a future grain and mill silo; • Renovations to the roof of the southern portion of the manufacturing building; and • Excavations for foundations associated with a future building to be constructed south of the manufacturing building. Note that the above referenced demolition activities are identified as Phase 2 Demo Areas on Figures 2A and 2B. Also note that impacted soil was not identified during grading and/or excavation activities. As such, soil disturbed during redevelopment activities was reused on-Site as fill.
