Environmental Current Use of Property: Mixed Use Structures on Property: New Structures Violation: No Vapor Mitigation Systems: Observed Vapor Mitigation Violation: No Use of Surface Water or Groundwater: Not Observed Water Use Violation: No Exposed Soils: Not Observed Exposed Soils Violation: No Summary: Active VIMS present with centrifugal blower and exhaust stack located outside building (blower located in metal box at ground level for cosmetic reasons). Low vacuum alarm, and telemetry system located within adjacent pump room. Checked vacuum at five vapor pins during site visit, all of which exceeded DEQ’s minimum 4 pascal vacuum requirements. Summary: N/A Summary: 13 story new construction, with commercial space on first floor (exercise studio, future restaurant and a third tenant space still to be leased), with residential apartments located on floors 2-13. There is a lobby and mail room on first floor (in addition to several mechanical type rooms and two stairwells), however, there is no on- site leasing office, with apartments shown by appointment only. The ground floor is occupied an active mail room, elevator lobby, two stairwells, and by periodic occupation of exercise studio (open by appointment only). The upper residential floors have not been sampled but are at least partially occupied by residents. As such, exposure on the upper floors is unknown, but may include exposure to TCE. During the site inspection, observed VIMS, vapor monitoring points, recorded vapor pin vacuum measurements, inspected saw cut patches for sub-slab utilities within Retail 1 and 2 Areas (Retail 3 space not currently leased and no cuts made at this time). Performed smoke testing at numerous floor joints, saw cut patches, piping and utility penetrations. Did not identify any short-circuiting at the time of the site inspection, however, photographs appeared to identify one area of short-circuiting where a utility line repair was taking place. The environmental consultant was notified and intends to address this area prior to the concrete repair being made.
