No Bull Properties, LLC 326 Tryon Road Raleigh, North Carolina 27603 Re: Letter Report of Environmental Sampling 3201 Rotary Drive Charlotte, Mecklenburg County, North Carolina TEP Project No. 246684 Dear Mr. Andres: On August 13, 2020 Tower Engineering Professionals (TEP) visited the above referenced site (the subject property) to collect soil and groundwater samples as part of a potential commercial real-estate transaction. TEP generally collected soil samples in areas of proposed future development for parking areas/laydown yards. Groundwater samples were collected from existing on-site monitoring wells. It is TEPs understanding that the monitoring wells are associated with historical groundwater investigations associated with solvent contamination (PCE); the subject property is a known brownfield. All samples were analyzed for volatile organic compounds (VOCs) and Resources Conservation and Recovery (RCRA) metals. Groundwater samples MW-101 and MW-102 were collected from existing flush-mounted groundwater wells located in a cleared, grassy area on the northern portion of the subject property. No VOCs were detected in MW-102; however, barium was detected at a concentration of 80.4 ug/L, which is below the NC 2L Groundwater Standard of 700 ug/L. PCE was detected at a concentration of 20.5 ug/L in MW-101, which is above the NC 2L Groundwater Standard of 0.7 ug/L. Barium was also detected in MW-101 at a concentration of 59.8, which is below the NC 2L Groundwater Standard of 700. Soil samples HA-1 (2-4), HA-2 (0-2), and HA-3 (0-2) were collected using hand auger methods from a wooded area on the northern portion of the subject property. This area is planned to be utilized for future parking/laydown yard. Soil samples HA-4 (3-4) and HA-5 (3-4) were collected using hand auger methods from a cleared grassy area on the southern portion of the subject property where a potential septic drain field is presumably located. All soil sample results were below NC Preliminary Soil Remediation Goals (PSRG) – Protection of Groundwater Standards and/or natural background levels, with the exception of HA-1 (2-4) which detected chromium at a concentration of 68.6 mg/kg, which is below the NC Soil Hazardous Waste Limit of 100 mg/kg; this soil can be disposed in a Subtitle D Landfill. Certain inferences are based on the results of sampling and related testing to form a professional opinion of conditions in areas beyond those from which samples were taken. Our observations are based upon conditions readily visible at the subject property at the time of our site visits.
