McAdams Company, Inc. (McAdams) hereby submits the enclosed North Carolina Brownfields Program (NCBP) Receptor Survey for the above-referenced site. This submittal includes the Brownfields Property Receptor Survey form template (dated February 4, 2019), in addition to a Topographic Site Location Map (Drawing 1) and a 1,000-foot Radius Map (Drawing 2). Drawing 2 depicts the boundaries of the subject site and proposed redevelopment in addition to surrounding area parcel boundaries, the location of residential properties east of the site, utilities (proposed and existing) on and off of the site, an unused potential water supply well on the Brownfields Property, surface water (i.e., Stirrup Iron Creek) and Jurisdictional Wetlands on the Brownfields Property. The HVAC system equipment will be located on the roof of each building. Results from a soil gas investigation will be used to determine if vapor intrusion mitigation systems are required for any of the buildings. The floor area of each building will be approximately as follows: Building 1: 106,000 sq ft; Building 2: 91,000 sq ft; Building 3: 40,000 sq ft; Building 4: 50,000 sq ft. Each building will have a steel frame structure with abundant loading docks and bay doors. The building slab will be constructed of 6 inch of concrete poured over approximately 6 inch gravel base. At a minimum, a windshield survey within 1,500 ft of the property boundaries should be completed to determine if water supply or irrigation wells may be present. If multiple wells are present within the requested radius, please provide a map of the well locations. If needed, please attach a separate table to list all wells. Please note, the PM may opt for a more extensive water supply well survey if needed.
