Fuquay Avenue Fuquay-Varina, NC 27526 Re: Century Fields Cricket Field Site Plan Approval Project Number: SP-2019-02 Approval/Stamped Date: July 26, 2019 Wake County PIN(s): Formerly 0646411239, 0646411614, and 0646411919 Dear Mr. Curry, The Town of Fuquay-Varina has approved the above -referenced site plan for general compliance. This approval is only for site improvements, as defined in the Town of Fuquay-Varina Land Development Ordinance (LDO). By acceptance of these approved plans, the owner, owner's agents, developer, heirs, successors and assigns, agree to be bound to and comply with the Town of Fuquay-Varina's LDO and the Town's Standard Specifications and Construction Details (Spec Book), as promulgated and amended by the Town. If the approved plans vary or conflict with the Town's LDO and/or Spec Book, the Town's LDO and Spec Book shall override said plans. It is the responsibility of the owner, the owner's agents, developer, heirs, successors, and assigns, to comply with the Town's LDO and Spec Book. The owner/developer or their representative must meet the following obligations as part of this approval: PRECONSTRUCTION OBLIGATIONS: • A preconstruction meeting is required prior to starting construction and/or initiating land disturbance activity. Please contact Ms. Hannah Shaw, at (919)552-1400 to schedule a preconstruction meeting. Preconstruction meetings are scheduled on Tuesdays at 10 or 11 AM. System development and infrastructure fees must be paid to the Town prior to scheduling the preconstruction meeting. Water authorization to construct permits, and/or sanitary sewer permits, as applicable, are required to be completed and submitted to the Town. ADDITIONAL OBLIGATIONS: • A building permit, for the approved site, shall be issued within 12 months of the date of this letter for the plan to remain valid. If, at the end of the 12 months, the Town has not issued a building permit or has not approved an extension, the plan will expire, and a new site plan application submittal will be required. Sewer and water capacity is reserved for the project with approval of the plan. Additionally, a building permit must be issued within the 12-month period or the Town must approve an extension, as outlined above, or the sewer and water capacity reservation will expire. Any deviations from the Town's LDO and/or Spec Book shall be called to the attention of the Town before such deviations are constructed and implemented. The Town of Fuquay-Varina is not responsible for subject approvals of other local, State, or Federal agencies. Any provisions of the North Carolina State Building Code, and/or any reviews or approvals by the Fuquay-Varina Inspections Department are separate and distinct from this plan approval. These permits and approvals are separate from this plan approval and the owner, owner's agents, developer, heirs, successors, and assigns are responsible for investigating the need and obtaining these other permits, if required. Furthermore, owners and owner's agents, developer, heirs, successors and assigns, by acceptance of these approved plans, agree the Town shall not be responsible for any claims, damages, losses, costs, engineering fees, attorney's fees or other professional fees whatsoever, incurred by the owner or the owner's agents occasioned by relying upon the subject plans approved by the Town, even where the subject plans are inconsistent or in conflict with the Town's LDO and/or Spec Book.
