Elev. 460.95 Courtyard Cary (Cary, NC) Stormwater Manalaement Statement The proposed site improvements and development depicted on these plans include construction of a 6 story (86,536 SF) 138 room hotel building for CMC Centrum, LLC with the supporting infrastructure required to accommodate the proposed development. Implementation of the proposed development plan will result in an increase of 1.87 acres in impervious area from pre -development conditions. To ensure compliance with applicable regulations governing control of peak rates of stormwater discharge, control of TSS, and reduction of nutrient export, these plans propose one (1) Underground Sand Filter system with adjoining storm chambers for peak runoff control. The proposed SCM will achieve 85% TSS removal. The stormwater collection system for the site has been designed to route as much runoff as practicable from the proposed impervious area on the site to the SCM. The peak rate of stormwater discharge from the site is controlled to less than the pre -development levels for the 1, 2, 5, 10, and 100 return -interval stormwater events. Nitrogen export levels for the site are reduced to less than 10 #/ac/yr, and a nutrient buy -down is proposed for the difference between the export rate and the target rate of 3.6 #/ac/yr. The SCM has been designed to safely pass the 100-yr return interval stormwater event. Supporting calculations and exhibits for peak rate of runoff, impervious calculations, adequacy of stormwater collection & transport elements, and design of the SCM are included in a separate report entitled "stormwater Calculations for Courtyard Cary" dated October 23, 2018 as prepared by Wm. Therefore, based on the impervious area increase of 1.87 acres, an Under Ground Sand Filter & Stormwater Impoundment System is proposed on these plans for nutrient reduction & peak stormwater runoff control. (See Chapter 7 Section 7.3.2-B(3) of the Cary LDO). The proposed Under Ground Sand Filter will treat 2.30 acres, including 1.81 acres impervious area, resulting in a final site nitrogen load of 8.47 lbs/ac/yr. A nutrient offset payment will be required to reach 3.6 lbs/ac/yr . The developer/owner of the project has obtained concurrence and permission from the owner of the abutting site to perform the off -site grading and construction shown on the site plan. NO TRAFFIC STUDY REQUIRED: This plan was submitted after March 1, 2013 and is under 100,000 square feet of commercial space, no further analysis will be required for site plan approval. The owners have studied the parking used versus the guest rooms rented for the Walnut Place projects (hotels), and t he average parking used is 16% lower than rooms rented for the period studied. We believe this is a result of fewer people driving due to shared vehicle services such as Uber and Lift. We see this trend continuing and growing.
