PROJECT DESCRIPTION The project site is located on the south bank of Bradley Creek just downstream of the Bradley Creek Marina. It is the site of the Boathouse Marina which was permitted in 1985 - permit 11178-85. This permit was renewed on 1/24/89. At the northeastern side of the property, there is a fringe of Smooth Cordgrass (Spartina alternaflora) and landward of the fringe at the extreme east is mixed "404" type wetland. A 30' right-of-way divides the applicant's property from the neighbor to the east. A 15' x 60' strip of property extends along the shoreline from the applicant's property to the west. This extends the applicant's riparian access more or less in front of a portion of the Marina property. Structures now existing on the shoreline consist of a bulkhead that extends from east to west approximately 165'. A travel lift is'located on the east side. There are presently three floating docks. The westernmost one is approximately 150' long x 8' wide. The middle dock is 85' long x 8' wide and the eastern dock is 153' long x 8' wide. The highground property consists of a dry storage facility measuring approximately 190' x 130'. There is also a 42' x 50' shop with an attached 15' x 35'supply area. The applicant proposes to construct phase II of the project. This will consist of the construction of a dry stack storage measuring approximately 110' x 270' long. This structure will be located approximately 280' from the mhw and will provide storage for approximately 233 boats ranging from 12' to 33' in size. Also proposed is the relocation of the middle floating dock closer to the eastern dock and the construction of a new dock measuring approximately 34' x 8' to be located next to the western dock (see plan). Repairs of the existing concrete slabs is also proposed. 10. ANTICIPATED IMPACTS Based on the plans submitted with the- application, the majority of the highground will be impervious. Innovative designs are proposed to compensate which according to D.E.M. are acceptable. While minimal impact is to be expected from the modification of the dock system, the addition of 233 dry storage slips (which will bring the boating facility to a grand total of 425 boat slips) is causing some concerns from the public as well as staff. If the applicant is not claiming to be the owner of said property, then forward a copy of the deed or other instrument under which the owner claims title, plus written permission from the owner to carry out the project. An accurate work plat (including plan view and cross sectional drawings) drawn to scale in black ink on an 8 1/2 x 11 white paper. (Refer to Coastal Resources Commission Rule 7J.0203 for a detailed description.) Please note that ori ginal drawings are preferred and only high quality copies will be accepted. Blue-line prints or other larger plats are acceptable only if 16 high quality copies are provided by applicant. (Contact the U.S. Army Corps of Engineers regarding that agency's use of larger drawings.) A site or location map is a part of plat requirements and it must be sufficiently detailed to guide agency personnel unfamiliar with the area to the site.
