Project Narrative & Summary PROJECT NARRATIVE The project, "Braeburn" is a proposed single-family residential development located at 4408 Faith Church Road in the town of Indian Trail, Union County, North Carolina. This existing site is being developed as a single-family community with public streets and infrastructure. The purpose of this overall early erosion control and grading package is to obtain a grading permit for the project. The project site is located in Zone X and Zone AE per FIRM Map for Union County, North Carolina —Map Numbers 3710541900J and 37410542900J, both with an effective date of October 16, 2008. The overall existing site a combination of woods and open fields. The site primarily drains southeast towards a tributary of North Fork Crooked Creek located at the southeast end of the site. North Fork Crooked Creek borders the northeast side of the site. Wetlands exist near the creeks bordering the site; however, none are proposed to be disturbed with the proposed development. Clearing and grubbing shall take place from an existing driveway located along Faith Church Road to each sediment basin as is necessary in order to install each sediment basin. Once sediment basins 1 through 4 and skimmer sediment basin 5 are installed and stabilized (along with all ditches, slope drain, and riprap), clearing and grubbing of the remainder of the basin drainage areas shall commence. After clearing and grubbing, the rest of the site shall be graded. Storm drainage pipes and structures shall be installed as the basin drainage areas are brought to final grade. Upon reaching final grade and storm drainage diverted to SB -3, skimmer sediment basin 5 shall be removed. Approximately 107.56 acres of the site will be disturbed. A grading and erosion control phasing plan has been provided within the proposed construction plans. ' On site erosion control measures will be provided throughout the construction phase. Erosion control measures include four (4) sediment basins and one (1) skimmer type sediment basin that have been designed to meet the North Carolina Erosion and Sediment Control Planning and Design Manual. CONCLUSION Future detention water quality designs provided for reference. Permit modifications, if necessary, will be submitted prior to the site infrastructure stages. The proposed sediment basins have been designed to meet the erosion and sedimentation control requirements for a 10 -year storm event. The Faircloth Skimmer has been adequately sized to control site runoff and release the site's storm water runoff over a minimum 2 -day period and a maximum 5 -day period. In conclusion, due to existing site conditions and proposed runoff control measures, the proposed project is not anticipated to have negative impacts on downstream or adjacent properties. i. Soils are assigned to one of four groups according to the rate of water infiltration when the soils are not protected by vegetation, are thoroughly wet, and receive precipitation from long -duration storms.
