WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby

FIRST TRACT
All that parcel or tract of land containing Forty-three and six -tenths (43.6)
acres, more or less, lying and being on the South side of the Fayetteville and Dunn
Highway, about one and one-half miles North of Godwin, in Black River Township,
Cumberland County, North Carolina, and being all of the former J. E. Rhoads farm as
shown on plat made by C. C. Howard, surveyor, June 22, 1925, except a tract of one
(1) acre, more or less, conveyed by The Federal land Bank of Columbia, September
25, 1935, to Edith McKay, said One (1) acre tract being shown on a plat made by A.
W. Bizzell, Surveyor, in June 1925, copies of said plats being of file with The
Federal Land Bank of Columbia, bounded, now or formerly, on the North by lands of
Callie Rhodes and Highway Number 22 and said one (1) acre tract; on the East by
lands of Mrs. George Honeycutt; on the South by lands of the estate of Carey
Godwin, and on the West by lands of Keffer; and being the same lands conveyed to
Joe E. Beasley by L. A. Tart and wife, by deed dated November 5, 1943, and recorded
in the office of the Register of Deeds of Cumberland County, in Book 464, at page
61; and the said deeds and maps stated above are hereby referred to as fully as if
the courses and distances set forth thereon were copies at large herein.

The property hereinabove described was acquired by Grantor by instrument recorded in

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to
the Grantee in fee Simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee Simple, has the right to convey
the Same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and
defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:

EKCEPTION FROM FIRST TRAGI. There is excepted from the foregoing first tract that
certain 1.6 acre tract conveyed by William Lester Hawley and wife, Katie Dell Hawley
to William K. Hawley and wife, Amy Rhodes Hawley by deed dated July 5, 1972 recorded
in Book 2331 at page 503 of the Cumberland County Registry, said land being more
particularly described as follows:
BEGINNING at an iron pin located in the South margin of U.S. Highway 301, which iron
pin is located at the Northwest corner of the lands of Mrs. W. C. Williams and is
also located in the center line of a ditch, and runs thence along the margin of said
Highway 301 South 87 deg. 21 min. 30 sec. East 334.32 feet to a stake; thence South
2 den. 38 min. 30 sec. West 189.06 feet to an iron pin; thence South 84 deg. 33 min.
30 sec. West 351.88 feet to an iron pin in the center line of a ditch; thence along
the renter line of a ditch North 6 deg. 0 min. 57 sec. East 238.95 feet to the
BfGLVNING, Containing 1.67 acres, more or less, and being a portion of the land
described in deed recorded in Book 485, Pape 312 Cumberland County Registry, and is
according to a survey made by Piedmont Engineering Company on June 26, 1972.
SECOND TRACT
BEGINNING at a birch with willow, ash and birch pointers, on the east bank of the
Cape Fear River, a new corner between Ella Royal and Ethel C. Jones, and runs as
their dividing line South 50 deg. 45 min. East 56 chains 6 links to a stake, their
corner 15 links from a large fore and aft pine; thence South 38 deg. West 9 chains
15 links to a stake in the old line; thence as that line North 50 deg. 45 min. West
22 caains to a stake and formerly two pine pointers, one and one-half chains from
the top of the Red Bank; thence as the dividing line on a ten -acre survey North 60
deg. 45 min. West 25 chains to a sweet gum on the east bank of the Cape Fear River;
thence up the various courses of said river as it meanders, about North 3 deg. 40
min. East 16 chains 58 links to the beginning, containing 54.4 acres, more or less,
and oeing the first tract of property conveyed to Joe C. Jones by J. D. Maynard,
Elmo A. Maynard, James PIarshall Jones, M. Talbot Jones, W. W. Jones, Wilma H. Jones,
J. L. Jones, Stella J. Jones, dated September 11, 1943 and recorded in Book 496,
Page 226, of the Cumberland County Registry, and being the same property described
in a deed dated September 19, 1946, from Joe C. Jones and wife, to R. H. Smith, of
record in aforesaid public registry in Book 492, page 258. The foregoing is the
same tract of land conveyed by deed of R. H. Smith and wife to Lester Hawley and
wire, Katie Dell Hawley dated February 3, 1949, recorded in deed book 532 at page
115, Cumberland County Registry.

Lying and being in Black River Township, Cumberland County, North Carolina, and
bounded on the North by the southern margin of U.S. Highway No. 301; on the South
and East by the lands of which it is a part; and on the [Jest by the Lands of
Holiday liday and the lands of Mrs. W. C. Williams, and being more particularly_

with the Northeastern line of Tract No. 7 known as the 90.2 acre tact formerly
allotted to William Rhodes; and runs thence with the center line U:S. 301 Highway
South 55 deg. 42 min. West to the point of curve in said road and continuing on in a
straight line a total distance of 525.64 feet to a point in the southern edge of the
asphalt paving; thence leaving the highway South 5 deg. 25 min. East 46.13 feet to
an iron stake in the southern margin of U.S. Highway No. 301, which has a 100 ft.
right-of-way; thence a new line for a first call of South 5 deg. 25 min. East and
along a ditch 210.4 feet to a stake on the West side of the ditch at a bend in the

expressly understood that the center line of the above ditch shall be the property

line ran along the West bank of said ditch); thence leaving the ditch a new line

in Book 380 at page 36 of the Cumberland County Registry.
FOURTH TRACT
All of the 90.2 acre tract of land described in deed from W. T. Rhodes and wife, et
als, to Mrs. Dora Honeycutt dated December 17, 1924 and recorded in Book 310, page
163, Cumberland County Registry, which lies on the North side of U.S. Highway No.
301 and now owned by Mrs. Dora Honeycutt, %.jnich part of said V .2 acre tract is
bound on the North by the lands of Sherrill Baggett, on t_^.e West b•: the lands of
Mrs. W. C. Williams and Sherrill Baggett, on the East by the lands of Sherrill
Baggett, and on the South by U.S. Highway No. 301.
EXCEPTION FROM FOURTH TRACT: As excepted from the fourth tract ac_ve described that

an iron pin; thence South 17 deg. East 358 ft. to an iron pin in the North margin of
U.S. Highway#301; thence along the said North margin of U.S. Highway #x301 the
following courses and distances: North 72 deg. 15 min. East 98.83 ft., North 69

THIS DEED, Made this 4th day of April, 1974, by
VIRGINIA RHODES WILLIAMS of Cumberland County, North Caro-
lina, party of the first part, to AMY RHODES HAWLEY, of
Cumberland County, North Carolina, party of the second
part;
WITNESSETH:
That said party of the first part, in consideration
of One Hundred Dollars and other valuable considerations to
her paid by said party of the second part, the receipt of
which is hereby acknowledged, has bargained and sold and
by these presents does bargain, sell and convey to said
party of the second part,her heirs and assigns, that certain
jut cr- parcel of leXid lying and being in Black River Town-
ship, Cumberland County, North Carolina, bounded and describ-
ed as follows:
All that certain piece, parcel or tract of land con-
taining thirty nine and ninety four one hundredth (39.94)
acres, to be the same more or less, situate lying and being
on the Fayetteville Dunn Highway, about one half mile North
of the Town of Godwin, in Black River Township, Cumberland
County, State of North Carolina, having sucheshapes,

courses and distances as will ore full appear on the reference

lands of J.Q. Maynard and Callie Rhodes, and being the identi-
cal tracts of land conveyed by Bessie Rhodes Keffer and
husband C.S. Keffer to W.M. Pope, by deed of date November 17,
1925, said deed being duly recorded in Book 330 at page 96
and by deed from J.E. Rhodes and wife Clyde Rhodes to W.M.
Pope, of date January 19, 1927, said deed being duly recorded
in Book 336 at page 7, in the office of the Register of Deeds
for Cumbeland County, state of North Carolina, to which deeds
reference is made for a more complete description of the
same, also see deed recorded in Book 364, Page 622, Cumber-
land County Registry.
There is excepted from this conveyance all of the
above described land which lies on the north or west side of
U.S. Hightiray 301.
