The project area is an approximate 4.7 acre parcel, identified by Brunswick County Parcel Identification Number 2018715732777. The project area is currently undeveloped, wooded lands in a relatively commercial and residential area of Southport, North Carolina. The proposed project consists of the development of a hotel with associated parking, driveways, utilities installations, and retaining wall. An approved jurisdictional determination was issued for this project area on August 22, 2016 under SAW -2006-00900. Within Section C., Proposed Impacts Inventory, Table 2a of the PCN Application, W1 corresponds with Wetland 1W permanent impact (3,097 sf, 0.071 ac) and W2 corresponds with Wetland 1W temporary impact (205 sf, 0.005 ac) on the impact map prepared by McKim & Creed. W3 corresponds with Wetland 2W permanent impact (62 sf, 0.0014 ac) and W4 corresponds with Wetland 2W temporary impact (301 sf, 0.007 ac) on the impact map prepared by McKim & Creed. Finally, W5 corresponds with Wetland 3W permanent Impact (683 sq, 0.016 ac) and W6 corresponds with Wetland 3W temporary impact (102 sf, 0.0023 ac) on the impact map. Impacts to the ephemeral stream (USACE RPW) located within Wetland 3W on the impact maps is a total of 63.8 linear feet (53.7 If of permanent impacts and 10.1 of temporary impacts). Several redesigns of the site plans were performed to minimize wetland impacts to the maximum extent possible. A retaining wall is proposed to avoid and minimize impacts to the maximum extent possible to the remainder of the stream and abutting wetlands. Permanent impacts to wetlands are less than 0.1 acres and RPW impacts are less than 150 linear feet; therefore we are not proposing mitigation. Temporary impacts to wetlands within the project area are a result of disturbance for the installation of the retaining wall. An approximate 10 ft buffer was calculated from the retaining wall for the construction. The total amount of temporary wetland impacts is 0.0143 acres. Pre -development conditions will be restored once the retaining wall is installed.
