I have reviewed the pdf files that you sent and as I indicated in the meeting, the clubhouse, tennis court and pool area are a "pocket of high density." I also judge the lots immediately south of the clubhouse area to be another pocket of high density. I have considered the drainage area boundaries that you have drawn, but I do think that for both drainage areas 8A and 8B, additional undeveloped land was included that does not reflect the nature of the overall drainage area. The stormwater runoff from drainage area 8A as well as the clubhouse, tennis court and pool portion of 8B must be treated by one or more BMPs that are designed to meet a minimum standard of 85% TSS removal. Per our discussion, we have taken a closer look at the impervious surface calculations around the clubhouse area. Attached is a map and calculation sheet showing how we broke down Sub area #8 into smaller areas more specific to the drainage. As discussed, we further broke down sub-area # 8 to show the "rowhouse" cottages within their own drainage. In doing this, we decided to break down the entire sub-area into four watersheds based on the ridge that runs down the middle of the site. Also, we realized the footprints shown in that area were all over 3500 square feet by themselves! They will actually be closer to the 2,000 square foot mark on one floor and will not be as dense as they appeared on the plan. We have revised the plan to show a more accurate footprint and included the new sub-areas for your use. The sub-areas are shown below and indicate that each area is below the 24% impervious surface requirement for stormwater. Therefore, we believe a stormwater management plan will not be necessary per the regulations; however, we are still going to explore the option of using bioretention, cisterns and other stormwater BMP's throughout the site to help control runoff.
